I see what you mean now. I did use a FL comm purchase contract that was fill in the blank. I wouldn't even try to draft a contract from start to end, no way.

Are you talking about a real estate license? If so, I'm a broker :-) thanks for the warning though Joel!

They've elected to ask me to help them because I've helped other members of their family manage and transact commercial properties before.

This is an already screened seller financed deal so u dont foresee any issues, especially since yhe tenant is a dentist / dental office, but you never know.

You know, there may not be anything missing here, they simply just want me to act as a commercial attorney and help coordinate closing I'm assuming.

Hey Guys,

I'm filtering out a list for mailers right now, preparing a mailing campaign for January forward, and am wondering if you guys spend dollars chasing pre foreclosures or sellers with equity?

My thought is that pre foreclosures (short sales) will be reluctant to call due to the nature of their situation and if they do, it's a 3+ month deal.

With sellers that have equity, they may be unrealistic in price, or most of them will be.

What are you guys doing out there? Thanks!

Hey guys,

A client brought a deal to me where they are the owner of the building and the tenant is buying it from them. All then needed me to do was fill out a purchase contract, set up a title company, coordinate with all parties including buyers and pretty much just close it. How do you calculate how much of a fee you charge for that?

When you usually get paid 3% to prospect for the buyer and negotiate, how much do you get paid just to do the closing? I just don't want tto overcharge. ANy advice would be appreciated!~ Thanks

is this type of financing still possible? im so surprised if so.. i know pre recession, this type of loan was offered in many places, but didn't know it was still available today. if so, i may have to make a few stops tomorrow! thanks guys

Hey guys,

I need to find a service that can help me 2 ways.

1) Helping me as an agent marketing - i need to send out letters to mailing lists regularly, maybe 6x per year and need to delegate it to a company that will do it all. i dont mind paying a bit extra for this but am looking for a reliable one.

2) Helping me reach investment goals. Same thing though, i want to send out letters 6x per month and it be pretty much hands off.

Do you guys know of any services that would do this? Thanks a ton!

hey Mark - I agree! With this case in particular, buyer and seller has already verbally spoken about what everyone wants. Now it's just putting the puzzle together on paper, that's all.

I got a hold of a standard commercial purchase contract thats about 10-12 pages so hopefully that covers everything =)

Hey Joel! I had a feeling you'd be one of the first to reply. I actually am planning to post this topic next week (how to start in Comm brokerage), but Yes, I'm wanting to make a full switch from residential to all commercial. yes i'll be a rookie in commercial and will be coming on this site for A LOT of help. I'm recognizing there's a lack of commercial specialist in the area and I am going to try to capitalize.

Yes a client did contact me to help them write the deal up. The tenant is buying it back from them via seller financing and they really just need a purchase contract and seller financing terms outlined.

After posting this, I hopped onto the Florida Realtors web and found the commercial purchase contract. I am hoping this will work for the moment.
