exactly, that's why they're seeking an equity line. maybe they can find a co borrower to share the equity line with? shoot, i may even offer that w them lol.

their portfolio consist of their primary home which is 500k and then many lots of vacant land so no income from RE.

Will & Jeff - selling assets may be the route to take.

Brian - they have zero liability. it's all free and clear. to borrow expensive money probably isn't in their best interest. I guess selling an asset or two may be the best route to take from what I'm reading.

Hey everyone,

I have a situation for a close friend who has almost a million in real estate assets + an insured jewelry store (not sure if thats counts) but made VERY low income last year. Do you know of any banks that would lend an equity line for them? They would want to put it under their primary home which has no mortgage.

Any advice would help, thanks!

Hey guys,

what is common in a commercial NNN lease? Does tenant pay for it all including hvac and capx or are those two items + anything else "major", the landlords responsibility?

Brad - thanks! very helpful and informative. i was wondering though, how about we take this $1B investment fund down to a more realistic level for someone like me. Let's say a $1M fund. If I were to gather a handful of investors together to create a $1M fund to buy RE and hold it, that would be syndication, right? And if so, is it similar to what these Dubai guys are doing?

The point I'm trying to get at is what are they doing and how do we do that same thing but on a realistic level for someone @ my status? I hope this questions makes sense! thanks

personally, i prefer REOs because they are clean cut, right to the chase. what you see is what you get.

short sales will take longer, what you see if not always what you get (price), but i've seen and experienced some of the best deals via short sale mostly because other buyers don't want to deal with them for many obvious reasons.

that makes sense Jon, thanks for the reply. I have also heard of general Re companies making big moves like this as well (no Govn. involved). When bigger RE companies make moves like this ($100m+ transactions) is it again, a bunch of rich individuals or groups getting together and forming a sort of syndication?

Shows like this reminds me of when I talked to my Doctor buddies about the show Nip Tuck (used to love it!). They would always say the operations and procedures and in general, how things worked on the show were all 8ullshit compared to real life situations and now, I can kinda see what they mean when I watch the flip shows. A lot of it just seems so unrealistic or staged. I remembered watching one show where it outlined the following numbers;

buy: 100k
rehab: 10k
sell: 120k
profit: 10k

I seriously saw them post this on the screen and just shook my head, changed the channel.
