Hey guys,
I'm using this site to find commercial properties. Many entities own multiple properties. I don't want to waste money sending multiple pieces to 1 entity. Is there a way to remove duplicates or do I have to buy the list and then remove them after?

Great advice so far. For those with the correct licenses, how would one best proceed to gain equity in the deal for putting the syndication together? Or, as Troy suggests, if he wanted a % fee up front and a piece of the equity during the holding period, how would a typical syndication be set up for a buy and hold commercial deal?

In my deals, equity investor gets a preferred return annually. After the preferred return is reached, we split 50/50. At time of sale, equity partner gets their initial investment back and we split the sales proceeds 50/50. Hope this helps!

I have a 12k SF gutted office space available for lease in a great part of town. When we go to build it out, there will be permits, the city, engineers, architects, etc involved. I've had empty spaces built out a few times already, but have always wondered are there similarities between building out an empty space compared to a ground up development.
I am sure there are a ton more issues involved with ground up developments, but just wanted to see what could be noted here - thanks!
