Selling smaller, individual units to owner/operators, if planned right, can produce higher per square foot sale numbers compared to if they sold the center as a whole.

Find a someone to finance the 25% down and you operate the property. Give up some equity to get the deal done, your feet wet and start to build your portfolio. As the saying goes, a piece of something is better then nothing, especially when you don't have the cash. Good luck

Try starting with high volume residential wholesalers to start. Im sure they can refer you in the right direction.

Cap rates are manually typed in by Brokers/Sellers so accurate or not depends on the property. LoopNet wouldn't play a role in its accuracy.

Sounds like a creative idea. Shape sizes may be odd and difficult for traditional retailers to occupy. Like the post before this, definitely dig into the exit plan before going further as I think you've got unique challenges if you go this route.

Louis Jeffries thank you! Yes, they were all purchased with in place caps of 9% before rent bumps and all units are currently occupied, so they are cash flowing. Thanks for your compliments, but I have a pretty fair share of horror stories too :)

@Aaron Xie You'll want to see what the $1.10 includes from the lease because like @Mike L. said, if the CAM increases, you will owe the difference. I've seen leases where if the Landlord installs a new roof or re-paves the parking lot, that is included in the CAM. You'll of course want to try to avoid this or perhaps negotiate a cap to your CAM, but if the location is superb, you may have to eat it.
