Hey everyone,

Like most of us, I can look at a property with an income stream and figure out approximately how much it's worth. But what about a raw piece of land? Both residential zoned land and commercial zoned. How does one go about putting a price tag on it?

This is an actual office building located downtown next to more offices.

I agree, I am only comparing with other offices similar in age, etc.

As always, thanks for your advice Joel. Seems like you are hitting home that the lease track record is what should be looked at here, in addition to the amounts. I'll go ahead and check for the quality of tenants and go from there. Thanks again!

An investor has a building that I'm trying to evaluate, but can't determine which method to go by. Here are the numbers;

Actual Gross Inc $69,600.00
Actual Expenses $(16,224.00)
Vacancy (10%) $(6,960.00)
NOI $46,416.00
Value @ 8% Cap $580,200.00

The way she got this income is because she leased out each individual office suite to individual tenants. This office building is set up like a regular, 2 story house with 4 bedrooms and 2 baths so everyone is sharing common areas.

The part where I am unsure of is if you take this same property a mile away (multiple comps actually), it's leased to just 1 tenant and @ only about an NOI of $27,000 per year, which at an 8% cap will put this property at about $337,500.

I personally would only evaluate it at the 337k number just because I'm conservative, but I just wanted to see what some other investors think. I would only give it a value of that because if all 4 tenants left, the normal "market" would only allow the lower number. Again, just a thought and looking for others opinions - thanks!!

Hey everyone,

Are there any banks in the FL area that you know of that are not as strict as the big guys (wells, bank of amer, etc)?

Wells Fargo is giving me the hardest time ever and I'm just trying to pull an equity line out of my house that has no mortgage!

i'm building a list right now on reisource.com for preforeclosure to mail to with the intention to buy, fix and flip. i was wondering if you prefer owner occupied properties or absentees and why? any help would be appreciated. my list is still in the 10ks and i need to chop it down to about 2k.

hey guys,

i wanted to know if for bandit signs AND/OR yellow letters, do you or would you put a website address on there? The website would be a custom form type site where homeowners can put in their info and receive a call/email reply to view the home / make an offer on it.

the end goal is to be able to buy these homes, rehab and sell for a profit or if the numbers make sense, buy and hold.

kind of a straight forward, straight to the point sort of thing. another lead generator source. i understand it takes the element of sales out of it all, but for efficiency purposes on both ends and due to today's web friendly, social environment, i thought i would give it a shot. i'm sure someone has either done this already or is thinking of it so input would be greatly appreciated. Thanks in advance!
