Thanks for replying J. Do you have a link to that blog by chance? I can't find it for some reason..

I did talk to a Wells Fargo rep and he could have done it inside the 90 days if the BUY price and SELL price was less than 20%. Was this the case for you? If not, may I please have your Wells Fargo contact persons info =)

Thanks J

hey thanks for the replies Mike. I'll look for j scotts blog,.,.,.

A few months ago, I knew a MB that did FHA loans within 90 days (the flip rule), but now, he tells me guidelines have changed and he can't do it anymore.

Does anyone on here know of someone who can do them? I need to move some properties quicker, but the 90 days is slowing me down.

Thank you!

Hey guys,

I saw a house just now and am curious about something. It has an ugly, old fashion floursent light. If I want recessed lights put in, I will need need ceilings. The ceiling has a texture to it from the builder (house built in 2004). How do I get it all to match? Thanks!!

Good questions Paul. I know we're in a business and all decisions are only to be logical to make money at the end of the day with no emotional attachments, but that Section 8 Bible management style seems unreasonable. Reminds me of mistreated animals or something.

Richard,

Thank you for your input! Your properties are in Salinas which is a gang area like you said. Is this an area you chose because you wanted it as an investment or is one of the qualifications to become an approved Section 8 landlord - a geographical requirement?
