Has any of you guys read some of all of this book yet? I want to get it but the price is up there, which i honestly won't mind assuming it's a useful book. I also kind of wonder if what worked back in the 1970s and 1980s era would still work in todays real estate climate.

I want to send mail to owners of 5+ units only with some other criterias like loan to value ratios, area, etc. I've used www.reisource.com previously but they are not friendly when it comes to that kind of filter.

Where are you guys getting your lists from?

David - 77k is a steal! I will have to keep my eyes open for something similar. What area of the county was that at?

Jeffery - your key word of "if I think the value will go way up" reminded me of all the people who bought in 06,07,08 etc and thought the prices would go "way up". Don't want to get caught in something like that. I'd rather be sure and from what I'm understanding from you pros is that with this property in particular, it's an unsure case.

Jon - what % would make you jump for it? in other words, what % do you use to screen potential deals?

Hey guys,
I am analyzing this deal below and wanted to see what you guys thought about it. Personally, I don't think it's a steal deal, but the only reason why I am even debating about buying it is b/c it's right across the street for the Univ of Central FL and in a very good part of Orlando, FL. I do believe the area will thrive in the next 5 years so that is why I'm trying to see if the price is justifiable or not. So here are the details;

4 unit
$625 per unit, 2/2 each
Price: $250k
$50k down
Seller finance $200k
5.5% interest rate
5 year balloon, amortized 30 years
** if at this price it isn't a good buy, what do you think a fair price would be?

Hey guys,

I've put together a plan of what I'm going to do with an apartment complex after I buy it. It'll be a 1-2 year hold and then a 1031. Mine consist of current numbers, how, when and where I'll raise the rents to, maintenance and management plans and the exit strategies.

Hey guys,

I'm trying to expand my horizons and wanted to know where you guys are getting your deals from? Courthouse auction? Mailers? Bandit signs? Door knocking? I have a pretty strong foundation of money behind me, but can't find enough deals... Any advice would be appreciated - thanks guys!

Ryan,

I'm 26 today and when I was 19, I was in the same position as you are. After shadowing seasoned investors, I really hit the learning curve when I started doing projects alone. Maybe just me, but I learn better that way (especially when it's YOUR money at stake!) It also helps if you can go shop for or window shop for parts that you are going to be using in your project. Dee,

I wasn't successful at getting them to waive it. Like someone said above, when you're buying all cash, non contingent, you dont have much leverage. What I opted to do was to move forward w this deal and others similar that made sense by just getting a hard money loan on it. Something else to dig into (depending on how fast you rehab it) is if theres an extra month or two before you can close, do a lease for a month or two in order to help w/ cost. Yes, you will open yourself to more liability, but a good Realtor (or yourself) should structure the contract to help protect your investment and make more money.
