Thank you I"m thinking about getting my RE license and goal would be to become and investment reltor. I can't stand regular housing sales. I was a realtor couldnt stand dealing with people that were looking to buy houses.

I'm looking in areas that have cash flowing multifams, prime real estate is not a concern of mine, Appreciation isn't good enough to worry about in midwest real estate IMHO. My main concern is cashflow, followed by equity buildup. I know its hard for beginning investors but I think 5 unit plus will work best for me. I'll have to take on partners, If I can't get the deal structured well enough. I have a few in mind when the time is right and I can get it under contract with excape clauses.

When I come home from Iraq, I want to be somewhat comfortable with working with the math part of real estate. And how to get the numbers.

Being able to do so I feel will enable me to better work with FSBO sellers and brokers inflated (IMHO imaginary) sale prices. Looking on MLS I can't help but wonder why brokers would tell people that real estate would sell for the prices they give in todays market. I seen a property on MLS that would lose 9k a year after mortgage debt and the broker said it would cashflow.

I think if brokers were honest to sellers and didnt take listings from sellers that aren't current in todays market trends I think the broker and the seller would be better off
they wouldnt be wasting each others time
