Oh wait it was the state of the union addresses, were He made all the same promises he did while running for office, does he realize the campaign is over..........im sure 2012 can't come soon enough for the people that question what they hear on CNN.....

I was able to look at the property on MLS this property was clearing bought by rehabbers and now is being resold. but it looks like there holding period was 3 yrs. or they bought the property and than moved to MN. either way the only way i will buy it is if I can favorable terms.

20 down at 6.5% payments are 1330
cash flow per door 55.63

been on market from early 2007 and has been lowered in price from 279900 completely renovated no capital expenditure(I would varify this)

BUT property is out of town owner and I think I could get better terms than crappy conventional financing and/or lower purchase price

BILL my man, are you able to tell me more about avoiding imputed interest rates, I loved the concept and I did find it in investing in gold mine houses, jay decima is a great author.

actually your paying "less" paying full asking price with no interest than less asking price with interest....

usually a property interest expense is a landlords biggest expense and usually doubles or triples the cost over time!!!!!

I started when I was 21, working as an internship, I looked for a single owned reality company were the broker was more interested in investing than being a broker. Luck was with me, I met him at the Gym. a couple months Later, I did reserch for him for foreclosure properties, the best property I found him was a 3 unit with a bar underneath, He sold it a couple months later for a very good profit, He gave me 10 grand for the work. So i can imagine how much he made on the property. I was looking for properties to buy but that joined the army reserve and am now deployed, so I consider it time to learn everything I can.

But to me being young for outweighs being older in the business. People are more willing to help.

Hey joe, what is required to offer private lending, or Hard Money Loans. I want to sell foreclosures when I get back from deployment, and also want to provide hard money loans to y clients
