after the GFC I built 300 SFR portfolio and we did a hybrid but we self managed basically the only way to do it.

I ended up selling out and was very happy to do that.. As running rentals is not really my calling.

But the other thing we were about to do was to self insure for fire and just keep liability. when we looked at what we were paying for fire and our loss's which a the time were zero.. I figured we would need 2 total wipe outs a year to break even on fire insurance. I know with traditional lending you cant do that but we did not have that kind of set up.

Anyway congrats I started my OOS HML lending career in Detroit in 2002 and have fond memories of the time I spent there and the 150 or so loans I did there.. we got into the deals and refinanced out by 2005 as the market had started to back slide then.. It was pretty wild in those days Wayne county recorder was 4 months behind and the title insurance was something I had never seen before.

 Hey Adam! Great question. My entire portfolio is on my page so feel free to check it out.

I own 4 houses, 8 units, 7 unit, 12 units, 16 units, and a big ol 56 unit. Goal is to keep buying larger deals 40-100 units now. Just wrote an LOI for 100 units yesterday!

Not negative at all! I have respect for all 3rd party managers as it makes sense for some to utilize them. I just have learned money is in the operations and when you control the ops, you control the NOI, you control the DEAL! Shoot me a PM with any questions !

 No, we've just added key team members as needed and run ops out of our 56 unit. I tried posting the video but the admin flagged it somehow lol...check out tonystephantv.com I did a full video on it!

Last year Q4 2023 my wife and I purchased our LARGEST deal off market which was 56 units. We own and operate it together as a husband and wife team. I get a lot of questions on this deal: how did we find it, how did I negotiate it off market, what's the business plan, etc so I did a full YouTube video on it. I'll post the link in the comments. Last year my wife and I made the BEST decision ever to fire our 3rd party property manager and create our own in house property management company for our 131 rental properties!

We've learned the MONEY IS MADE IN THE OPERATIONS when it comes to real estate investing.
