@John S Lewis, Yes, I did actually use yellow paper. I used a post card sized white envelope addressed to each individual home owner on my list with my return address. As far as getting the letters to the absentee owners, you need to put in ALOT of foot work to get and vet that the owners truly are the owners and that there is a current and up to date address associated to the property in question. You can accomplish a good deal of this by getting with your city or county public records to track down the home owners. However, there are some companies out there that will produce a list based off of the criteria you are looking for but of course it will cost you! @Account Closed, yeah we plan on painting the concrete and getting some railing in as well.  The wife is on plant/flower duty as to make it have that SEXY curb appeal!  Thanks for the comment

@Trent Nobles, it appears that you have taken a step in the right direction. All you have to continue to do is stay LASER focused and continue the grid no matter how hard or difficult it may seem to become.  Through failure comes eventually success.  So don't be afraid to not hit a home run every time because base hits consistently will win the game.  Best of luck and stay the course!!

@Arthur Voskanyan, you only pay (what ever your interest rate % is) on the amount of money that you have used up and til that point. So as an example: CRL= $400,000 and you only spend $200,000 @ 4.8 % your payment if it is interest only is $800 a month. Just to be clear the example that I am using is for an interest only payment on your HELOC. Hope this helps, here is to wishing you success in your REI ventures!

@Elbert D., GR8 question! I always find it fascinating what other people's goals are as they are usually very specific and personal in nature as they relate to everyone differently. I personally didn't hit my goals last year as they related to my REI business, however, I feel like now that I have a year of investing under my belt, I have a better more realistic handle of what I might be able to accomplish for the year to come. I would like to flip and successfully sell 2 homes for the 2018 season. I would also like to successful start an investor meetup in my area (with a full time job and flipping a house I unfortunately have not had much free time!). I am sure I will come up with more throughout the rest of this year but for now I most certainly would like to accomplish the above mentioned. Thanks for asking the question and here is to wishing you nothing but success in your 2017 and 2018 REI goals!

@Dillon Leider, It appears that you were asking about interior paint but I wanted to share what colors I believe are GR8 exterior color paint combo's that work well and are pleasing to the eye. I like the gray/black combo as they relate to the exterior color of a home. This is our recent rehab that will be hitting the market soon, I hope, LOL. @Account Closed, I don't mind at all. My electrician (whom is a solid guy and does GR8 work) recommended this guy to me. Here is the funny thing. I had his crew already do a siding job for me and they did a GR8 job came in at a decent price and took exactly the amount of time he said it would take to get done. So it stood to reason that I already did business (established a relationship) with him before he should perform much the same as the first job preformed. NOPE, I was totally wrong. So in the end as I stated earlier, I found a new guy whom is doing a GR8 job as we speak and I am not losing precious days to no work being preformed. UPDATE:  The Contractor that I mentioned in my original post was fired shortly after I wrote my venting of the topic.  However, a silver lining in the story was that I was able to get another guy out that started right away and is making GR8 progress already.  So I guess that saying everything is meant to happen for a reason prevails again.  Thanks to all that have shared their stories with all of us.  There sure is something to be said for knowing you aren't the only one going through the rough times!  Thanks again BP Nation, as always you came through again!
