White is not required but it will probably have the biggest buyer pool in many cases.  They especially stand our as new and fresh in starter homes that have otherwise simple kitchens.  If the existing cabinets are natural oak, they may be considered outdated.

#1: Make sure they are licensed and insured

#2: Make sure they pull permits before starting any work  (with will also require them to be licensed/insured)

#3: Make sure you can cancel the agreement at any time and only pay for work completed. (so break done your scope with correlating prices)

#4: Some people recommend a time to finish deadline, which could also have a per-day penalty for finishing late, or even a reward for finishing early

#5: Your scope of work really needs to be as detailed as possible including exact products used and on some occasions techniques used

Successful in what way?  Do you mean having so much cash that they can buy houses?  .. what they actually want to do is wholesale a contract, so they don't really need cash.  Bandit signs are generally illegal so it's not a system I would endorse, though Guru's love to.

Totally depends on the area.  Many areas are not worth building and end up as parking lots.

I manage WPCA for bank properties.  The WPCA will send the bill to the tenant.  You will need to provide a letter of authorization for the tenant to manage the utility.   No matter what though the bil will ultimately stick to the property, not the tenant.  It might be better to just email a copy of the bill to the tenant so you can keep track of invoices/payments.

They ask for a photo copy when the final contract docs are presented, as a formality.  After the seller signs, then a certified deposit check is usually required to be mailed to the sellers title company.  Its usually upto the listing agent to collect or follow up to confirm delivery.

 That's actually not true at all.  The listing agent is the only one who reviews the HomePath offers and has complete oversite of all offers submitted through the website.  Fannie Mae expects the listing agent to submit the offers to them through Equator.

HUD Home Store however keeps offers private from the listing agent until one is accepted.

I've sold a number of reverse mortgage REOs.  They have never allowed Cash for Keys.  I do beleive closing concession is allowed.
