It's a big market for both rehab and wholesale.  Contact me if you have any off-market deals there.

In this case I am actually developing a custom in-house software, which is already functional but still working on final tweaking.   The issue with the excel database is that once you add more prospects to the list, your going to find it more and more difficult to quickly organize and print labels for who needs letter 1 and who needs postcard 2, etc.   It adds great efficiency to organize each campaign by the marketing pieces and then list who's due for that piece.  This way even if you have the same postcard sent 2-3 times during a campaign, you only need to print off 1 label sheet for that piece.  After getting this working, it turned out direct mail is a rather complicated process to make efficient and organized.

I'm not even sure what that means "attract Real Estate Portfolio managers for LLCs"?

You can start with postcards "We Buy Houses Cash" sent to a pre-Foreclosure list.

I'm working on a Direct Mail Marking Campaign Program.

I have decided to make each marketing piece 'due' after X DAYS from the 'start' date.

The other option was to make each piece due X DAYS after the last piece was sent out.

Any recommendations?
