Very nice. However, I prefer to use custom Formica counters without a backsplash and bring the tile backsplash all the way down. It gives it more of a custom/granite look.

I would go with Home Depot for Rentals and Low End Flips. They have improved significantly over the past couple years and are actually dovetail construction drawers now.
Also being in-stock saves a lot of time ...

IT's not really a calculation. ARV is a comparison estimate based on similar properties in similar locations that have recently sold.

In many areas you shouldn't be sending rain water into the sewer systems. A basement drainage system should be completely separate and either pumped outside with a sump pump, or pitched directly outside if its a walkout.

Since white is neutral .. you can use just about any color. Black, Blue, Red, Green, Grey, Tan ..

You can essentially so whatever you want as long as it does not contradict terms of the existing contract ..

FHA must be owner occupied. Not to say that people don't lie and do it anyway .. but its fraud.
It's an FHA rule, so it does not matter on the lender.
