I suggest your agent try to contact the listing agent via TEXT MESSAGE and Email .. if that doesnt work FAX it ..  they'll get the message!

I have dealt with them before. They seem to always know whats going on .. (which is needing more documents). I recommend you make sure the package is filled out to the 'T' and make sure all documents are current (bank statements, pay stubs, Buyer POF).

I have recent approvals from Ocwen. From a listing agent standpoint Hubzu is not an issue as they seem to rarely pull in a buyer with a higher offer than the MLS did.

The seller is going to have to go with the flow with Hubzu, but they may be able to keep it under SHOW status which will deter 99% of the buyers anyway.

I would wait until you have approval before you start showing buyers .. wholesale investor offers have a high rate of failure.  Also this will allow you to see what documents need ..

Only you can decide what your willing to pay.  If that's your highest figure go in strong and say 'not a penny more .. I'm already paying too much' ..

Don't transfer title .. it will do nothing other then save the seller from signing the purchase agreement.

A few can be wholesaled, but you have to be VERY familiar with which servicer holds the mortgage and their documentation because 90% will not allow it.

I always recommend you pay IF you can.  But that doesn't mean living on CCs or dipping into retirement accounts.

However, if you stop paying, that never hurts the short sale negotiation .. but will hurt your credit.

Hi Kevin, the R.E. license is going to be critical for you to accurately value properties (i.e. ARV). You will also need to get familiar with construction and contractor pricing and/or material costs. If you can do those two things you will be in good shape once you find motivated sellers and get a deal under deposit.

You will need to go to the Zoning Department to see if a 4-Family is even allowed on the lot.
