It is hard to know if it is a good deal or not without more info. Is it in a desirable neighborhood? Is it 3/2? Based on your experience would it sell quickly for full asking at that price? Would you have to pay a realtor to sell or could you sell by owner at that price?

The only problem with an app is that construction cost vary so much based on different factors. I guess it would be a good way to get a ball park figure though.

Are you looking for as is and after repair value? After repair would be more important I would think? You can pull comps yourself to try and get a general idea.

That is kind of my strategy. However it can be hard to deal with all the appointments and phone calls with a full time job. Also, How are you going to get your lead page in front of people? PPC? SEO?

@Xeniya McBroom. Most contractors are going to be paid in draws as the work is completed. That way they are going to get paid regardless of how much money you will make. I would not give your contractor more information then what he needs. The less money he thinks you are making the better. That is until you have developed a good relationship with them.

They could have paid someone to fix and it was just a bad repair job. I don't really think there is much you can do. That repair estimate to have someone else to do the work seems very high. Have you got multiple estimates?

Everyone has to get the money from somewhere. At least you know you will be getting a decent rate on a HELOC. I personally think this is a great way to get started. Just make sure you buy something that is going to cash flow.

I agree with Curt. You have to able to afford the area you would like to invest in. Also, make sure it is a place that you are comfortable in. A good place to start would be the area close to where your home is.
I think Oncarrot has a great product. They put a lot of time and effort into making sure that you have a successful website. Here is an example.
