Thanks yea i was going to pay for a mentor ship program by phil pustejovsky. $997 I just cant risk that kind of money right now and the reviews on bigger pockets for his program arent all that great. I found one mentor who has been in the game quite some time and his mentor ship is only $97 first 5 deals 50/50 I cant beat that. Just trying to find ways to make my money work for me. Yea im not gonna buy this guys program @Ellis San Jose but his strategy made me curious its seem like it could really work for my area.

@Account Closed man that sucks im just starting out and dont have access to private money lendor or hard money lendors. POF wont work if needed. This guy I beleive his name is Larry goins said they were no money down strategies with the realtor he got the email listing from though but we all know how that sounds :-/..

I recently finished watching larry goins video on how to get houses for $5,000. Never heard of this strategy but pretty much hes saying you can get on a realtors email list for the properties they have under $25,000 listing. Then when they send you one you can put in an offer for $5,000. If it doesn't get excepted you keep putting it in until they except your offer.

Now my question is can you do this as a wholesale. Once you get the offer excepted can you immediately have your cash buyer buy it for like $15,000 or more from you and then close the bank listing that way or must you show proof of funds to the agent before even making an offer on these types of properties?

It seems like this is the better way to go in starting out as a new investor because you can strive to get the properties for dirt cheap and then wholesale them. I know banks go down about $3,000-$5,000 a month if its not selling so would you recommend trying this strategy as a newbie.

I thought the Apprentice program was only $997...where are you getting 6,000 or is that another program he offers. @Jason Kaufman i got a call from the sales people about his apprentice program and he only told me it was $997 to get started in the program.

If $1000 is all you have to invest in you real estate future what would be the best way to invest it. How could you build wealth in real estate with just $1,000 to start off with?

do you have to pay the tax liens first before you can assign the contract to a buyer or can you make an agreement for what the owe in taxes and then assign the contract to a cash buyer at closing

What happens when the deed to a vacant house is lost. Found this house but looks like it needs at least 45000 in repairs not on the outside though. But the neighbor who tried to buy the property in 2010 said that the bank owns it and is paying the taxes on it but the acessors database says the previous owners still own it...cant find them and only have this guy telling me that he found out the deed is lost so its just sitting there what can you do and what happens to a property when the deed is lost completely.

Im very late lol but did anyone ever find a good title company for assignments or double closing even an attorney for closing who can does these kinds of deals for wholesalers. @Shari Peterson could I be referred if its not to late shari Thanks so much

yea i liked how they were online classes but im not sure if its worth it or if what they teach i can just find out myself for free. i dont know anyone who has paided for theyre courses and i cant find legit reviews on youtube. soo i guess ill just continue searching thanks everyone
