Try to find one that allows you some control. For example, can you shut off the payments if you are moving towards eviction? Can you force the tenant to only make full payments, or do you have to allow partial? How long does it take to process?
Another option is to get away from online altogether. Your bank can give you instructions to share with tenants so they can set up direct deposit from their bank to yours, without software.

One fear I always have though is that let's say you get 10 properties and they just decide on the 3rd of the month to flee to Brazil. That's a lot of lost rent money. Might could afford 1 month loss on 1 property, but 10....that would hurt most people. Think how much money they have in their bank account if they have 1000 properties in their system or 10,000.

Agree apartments.com is what we use. It used to be called "cozy" which I liked better but it does the job.

Good evening, I am a recent landlord in Dallas Texas. I currently have a tenant in a home I am managing, I have been using Avail and as of recent I don't like the platform, I have noticed that my tenant like to edit the payment after the due date and that makes the collection date longer (Avail takes a whole week or more to get the rent in). I would love advice on which platform I can use to collect rent from my tenant. Thank you

I currently have a tenant in a home I am managing, I have been using Avail and as of recent I don't like the platform, I have noticed that my tenant like to edit the payment after the due date and that makes the collection date longer (Avail takes a whole week or more to get the rent in). I would love advice on which platform I can use to collect rent from my tenant. Thank you

I would take the term "AS IS" out of your listing wording. I'm not what is intended by that, but it could be interpreted to mean that you will not fix anything ever (even if its landlord responsibility by law).
Also, it looks like the bathroom and bedrooms could use some window coverings for privacy. These would ideally be in all of the living spaces, but I can't imagine anyone being ok without them in private spaces. Normally these are provided by the landlord and not for tenant install.
Lastly, this seems like mixed signals to me: "Is not pet friendly. (Pets accepted on a case by case basis)" If you might accept them, just strike the first part. Have a good idea what criteria you have for accepting a pet beforehand so you can explain what will be acceptable to interested parties.
