The Property is located in the Brookhaven neighborhood of Atlanta. There area several new builds on this street that have sold in the 700k - 1 million dollar range. You can rehab the current structure and reach an ARV in the mid 500k range. Or you can add some square footage and reach the top of the comps. Please let me know if you are interested. I currently have 2 deals available in the Kansas City area. 

The first is a vacant 6 unit in need of a complete rehab and the adjacent lot which is ready to be developed. All the units in the building are 2/1 and can be rented for 700 once rehabbed. Estimated repairs on the building are approximately 90k. The address of the building is 1414 E. 30th St. Kansas City and the lot is 1410 E. 30th St. Kansas City.

The 2nd deal is a small house with 2 beds and 1 bath, with 1,085 sqft, built in 1940. It's located at 3911 Vineyard Rd, Kansas City, MO 64130. It's needs approximately 20k in rehab with an ARV of 50k, asking price is 19k.

I have a vacant 6 unit available in Kansas City that needs a full rehab. The seller bought the property a year ago but the project was too big for him to finish. The units are all 2/1 and can be rented for $700. 

Estimated repairs are approximately $80,000. The roof may need to repaired, the foundation is in good shape, the electrical has been updated, some of the copper has been stolen in the pipes but the plumbing drains well. I don’t have any pictures of the interior but a full rehab is needed and it’s been vacant for a while.

I'm looking to hire a part time acquisitions assistant. This is a perfect opportunity for someone who wants to learn how to wholesale. I am currently looking for someone who is located in Atlanta. 

The job description includes:

  • Outbound calling
  • Lead follow-up/tracking in our CRM system
  • Maintaining calendar with appointments
  • Speaking with motivated sellers on the phone
  • Must be well-spoken and confident when speaking with people 

Growth opportunities include:

  • Evaluating properties and making offers 
  • Determining the maximum allowable offer (MAO)
  • Going on in home appointments with motivated sellers
  • Virtual wholesaling
