Read this interesting article today and thought I'd share. I am not advocating the strategy of this particular approach at all but it helps to illuminate some of what's going on out there in the LA/RSO world. I really do believe in being very forthright with tenants. Sure, it's their responsibility to read the complete lease, but this strategy still feels a bit shady. We own a triplex and being it's only three units, we can obviously manage everything in a more personal manner. We have had great tenant retention over the years. Some honesty and clarifications up front (especially with younger tenants), can really help set the tenant/landlord relationship up for success. That being said, I sure hope the mayor ends the "emergency" pronto.

We want to do a garage conversion as well and started the research and bidding process last year. We really  liked Homestead's services (Ange is great!) and approach, and I also had a great experience up front with GreatBuildz (Stephanie is great!). We had to put things on hold for various reasons so have not progressed but I'd check them out.

I know this doesn't exactly address your questions but here is some info regarding RSO and rent increase issues due to covid in LA...hope this helps some. I agree that the city allowing any kind of retroactive increases is never going to happen.

I have read repeatedly that rent increase and eviction restrictions will not be lifted until a full year AFTER the Emergency Order has ended (this may apply to RSO units only but I don't think so).

Mayor Garcetti just signed an extension of the order on January 14, so things here seem to be indefinitely in a state of "emergency".

Many areas have specific restrictions on short term rentals, which may help to eliminate a bunch of cities right off the bat.

Hello BP Community! 

Does anyone have personal experience operating a STR in Mammoth Lakes, California? I have done preliminary research on the rules there but just looking for some real-world input on running an STR in a resort/ski town. I have run an AirBnb before so am familiar with what's involved but have not run one remotely.

Thanks so much @Ashley Chris and @Joe Splitrock. Your input is really helpful. I think we're going to try utilizing the lease esigning feature and rent collection service from Zillow for one tenant and see how it goes. I so prefer their web interface. Thanks again, and happy landlording!
