@Account Closed - that is a really cool idea.  Kinda like Lions club except not at 0'dark thirty in the morning and for real estate.  :)  Need to see if I can talk some of my NW Florida BP buddies into doing the same thing.

@Steve Driscoll - Baldwin, NY!?!?  We just "escaped" Baldwin and sold our house there a few months ago.  South of Atlantic on Grand Blvd.  Anyway, sorry for hijacking your thread - best of luck and hopefully somebody recommends a good FL attorney for you.  I've asked a couple of times here with no luck.

Tile it all and call it day (or week or whatever)!

As a relative new dude around here you know what I'd like to see?

  • Take one "hypothetical" deal that was fed via the MLS/Agent or a wholesaler and walk it through an evaluation process.
    • How do you find comps / determine ARV?
    • Are you going to put an offer on it prior to inspecting with contingency or try to get in the door before putting an offer on it.
    • Plug it into one of the BP calculators and use it make a go/no-go determination (you could probably skip the compiling rehab estimates).
  • How to make the most out of an REI meeting
  • When setting up my REI business should I start with an attorney or CPA? And how do I get the two of them to come some consensus about what's the best way for me to approach my business?
  • Why do I see 1000's of posts about direct-mail/outbound maketing but relatively few about inbound/web marketing?  Does inbound marketing just not work? Or is it that most RE professionals aren't comfortable with inbound marketing?
  • I can keep going :)

@Sayo Owoseni - you should take a quick peek at Investor Carrot (I'm not a reseller - so no spiffs off the recommendation).  They've got a TON of resources of resources, site(s) are super easy to use and took about 20 minutes to get everything setup.  The proof is obviously in the long term results but I've been really impressed up to this point.

BP also has a deal with Lead Propeller - you might want to check them out as well.

Neither of these options are pure "landing pages" but offer full, SEO optimized websites for inbound marketing.

@Ulysses Arreguin - take what Ben (or for that matter anybody) says with a grain of salt.  You don't have to be a calculus whiz to understand the fundamentals of real estate investing or identifying a good deal.  Yes, if you'd like to be a CPA then being great with numbers is pretty much a prerequisite.  However, 99.9% of the math you'll need to be able to do with real estate you will have learned by 8th grade.

The real estate agent that just sold our house in NY could barely bang out an email and it would have killed her to have needed to add two 5 digit numbers together.  But she did an amazing job marketing and selling our house.  She was amazing at writing marketing copy, networking and finding the right people to get through our house.  And when it came time to close she knew who and how to get the right people to right places at the right time.

Identify your strengths and capitalize on them.  Know your weaknesses and work hard to improve them.  There are literally 100's of ways you can be involved in and associated with real estate.

Wondering if I'm missing something here...I don't see an option to upload or display my company logo.

Normally I would have chalked it up my early morning drinking...however, I always wait until noon to start on Tuesdays so that can't be it today :)  Any help you can offer would be appreciated.
