OK OK I know it's like the holy grail and no one wants to share their coveted rockstar GC, but hoping a kind soul might throw a brother a line...

Looking for a good investor-friendly contractor for a fix & flip.  Any help would be greatly appreciated.

Thanks!

Wondering if anyone has used dynamic pricing for MTR's or if it's even necessary?

Just launching our first MTR so trying to figure out all the software needed.

Thanks!

Quote from @Andy Sabisch:

We have been happy with Steadily Insurance Company - they deal nationally with investor properties . .  www.Steadily.com

Thanks for this Andy, yeah I tried them and actually they were about $1000 more expensive than Obie Insurance.

Quote from @Sarah Kensinger:

We now recommend Jurny since we have enjoyed using their platform. There is some accounting included, like owner statements and keeping track of all the important numbers for a STR property...i.e. occupancy, revenue, RevPAR, etc.

As for guidebooks I highly recommend going on Etsy and finding templates for hard copies and templates for a digital copy. Most of them are $10 or a bit more with extra digital items included, and it's very easy to add your info, brand the colors and then upload it to Dropbox. After that just give guests the link and your set! As of right now you don't need a subscription for basic Dropbox, which is perfect for just sending links to guests.

Thanks Sarah, and will be reaching out soon once the rehab is completed;)

Hospitable is a lot of people's favorite and is very strong on guest messages with their AI platform.  I just interviewed them for my webinar series and was surprised how advanced the features are.  Biggest dig: no accounting functions.  I don't manage my clients' booking revenue so it's fine with me.

I have an AI for STRs slide deck. Let me know if you'd like a copy.

Thanks Theresa, yes would love the AI please!

I know it's been asked & answered many times but since there seem to be so many new companies out there, hoping for an update...

Looking for STR management software recommendations, and one of the features I'm particularly interested in is the ability to have instruction guides for the guests for how to work different things in the house.

Thanks!

Quote from @Sarah Weaver:

Hi! Congratulations on your MTR.

I cross-list my MTR units on Furnished Finder and Airbnb. If they book directly on Airbnb, I do not send a lease. If they apply by email, I send them a lease on Apartments.com or Avail.co (a lengthier process, but sometimes tenants like to avoid the Airbnb fees).

I use Hospitable to automate guest communication for my tenants, regardless of if they booked manually or via Airbnb. Let me know if there's anything I can clarify!

Hey Sarah, thanks for the info!  So are those the only software/systems that you use for your MTR's? we're about to get started with our first, so trying to learn what we might not know in order to streamline things as much as possible (especially since we don't live in the city where our MTR is)

thanks!
