I like Grant Cardone...his model works for lower end returns while staying passive.  I prefer single family homes though, which he hates.

Masters in Finance and a JD (with TX law license).  Both degrees have helped immensely in building my companies, creating deals, analyzing deals, contracting, as well as helping others do the same.  We all know that successful real estate investors can make it HUGE with no formal education.  But it sure doesn't hurt to have it as well.  Great topic!

It would help if you didn't put under rehab on the ad.  Wait until they get on site and then explain this to them.

Provide great pictures.  And a lot of them.

If you haven't already, spend some money on some landscaping.  Make sure the curb appeal is ideal.

Are there bad neighbors/houses next door or close by?  If so, this may be a problem.  

Answer calls fast and be professional/kind.  Make sure they leave wanting to rent from YOU.  It is not always about the property.  Provide a great presentation, allow them to pay online, and make them feel at home.

Hi Caleb, I am an Texas attorney and one of my main business lines is writing and filing LLCs for real estate investors. $1000 is not unreasonable, especially since approximately $400 of this will be the filing fees (depending on the state) for the Certificate of Formation and any assumed name you may operate under. The LLC is a good way to go...but do it right. Do not use legal zoom, especially for your operating agreement. Have this written by a pro. It also doesn't matter if it is a single member LLC or a multi member LLC...this difference is merely how you will handle your tax filings. Check with your CPA to assure you are having this set up like you want. If you do not have a partner, then this issue is moot. Good luck!
