Understood. So the non-renewal is not legally binding? Should I have just started with the Notice to Quit? or maybe give both at the same time?

A Notice to Quit is a more legal way for a landlord to tell a tenant they are not renewing their lease AND it may also me used to terminate a lease for tenant lease violations and other legal reasons.

If the tenant does not move out at the end of their lease or indicates ahead of time they will not, you should send them a 30-Day Notice, Demand for Possession, ASAP. Send it today as Michigan statutes require a MINIMUM of 30 days notice that must cover at least one rental payment period (typically a calendar month), not any other 30-day period. So, you must send January 31 to be able to start a court case on March 1. If you send on February 1, you won't be able to file a case until April 1.


 So I can give them the notice to quit prior to their lease being up? I guess I'm saying if I send it today their lease isnt technically up until 12:01am tomorrow (2/1)?

I have submitted a letter of non-renewal with the proper notice timeframe. My tenant is now saying they don't have a new place to live and will not be out by 1/31/24 and need to extend into February. Is the letter of non-renewable enforceable by law? Is my next step starting the eviction process or do I have to give them a notice to quit (30 days again) by law in Michigan to then start the eviction process? 

What is the differences between Non-Renewal Lease Letter Vs Notice to Quit?

Looking for opinions on if a project management software is necessary for my first house hack, which is a duplex. I have looked around and have a few ones that seem reasonable but not sure if they are completely necessary or could I get away with just using a spreadsheet?

I am looking to house hack a house in South East Michigan and it is a boiler system with one thermostat located on the 1st floor within the lower unit. There is no way to control the upper unit (which I will be house hacking). I WILL BE PAYING THE HEATING BILL. Is it acceptable for me to install a lockable thermostat in the bottom unit to ensure it is not being abused by the lower unit?
