This is my breakdown as of today:

70% Apartment syndication investments

15% Note-lending syndication investments 

5% Self-storage syndication investments 

5% Cash and reserves 

5% High-growth stocks and "long-shot" investments that never seem to work out for me

@Charlie Shew Have you ever looked into converting your rollover 401k to a self-directed IRA and investing in real estate syndications? That is what I did with my rollover 401k many years ago. Just one more outlet for real estate opportunities. I don't know about doing BRRRR with your IRA because there are rules around self-managing etc. I invested in real estate syndications and note-lending opportunities for a better return than I was getting with mutual funds. @Nick Seginowich Some people prefer to rent SF because of the privacy and/or personal space, yard etc. Others prefer to rent apartments for simplicity or because they enjoy the community and amenities. Everyone is different and at the end the day, these are two completely different asset types. In my experience renting out condos vs single-family, I found that I could always get a premium for a single-family home vs a condo. Best of luck!

@Justin M. Great topic! What I have done personally is find very knowledgable groups to invest with that specialize in markets I "generally" think are good markets. I invest mostly in apartment syndications. For example, I currently like many of the Florida and Texas markets, so I invest with Ashcroft Capital in those markets. There have also been markets in the past that I really liked in Ohio, Arizona and Georgia so I invested with groups that specialized in those markets. Best of luck!

@Joshua Gross Heck no Josh! That is awesome that you love what you do. 100% focus on what you love and enjoy doing. I realized after acquiring a portfolio of single-family homes and vacation rentals, I didn't want to be "in the business" of real estate I really just enjoying investing in the asset class itself. I ended up transitioning my portfolio to investing in apartment syndications so I could be 100% passive and focus my time and energy on what I enjoyed most. Best of luck!

@Charles Bruce Great topic! I owned many "owner-occupied" homes over the past decade. I would buy them distressed, then fix them up while living in them and sell them 2 years later and pay no taxes on the gains (legally). That is one of the best tax strategies out there. However, in the past 2 years, due to the high-priced market I live in, I chose to sell my owner-occupied residence and now I rent and I invested 100% of the previous "home equity" into real estate syndications in more affordable markets. @Andy Ramdeen Good question. There are ways to invest in 506(b) offerings as a non-accredited investor; however, 506(c) offerings are 100% accredited with few exceptions. There are plenty of groups who do 506(b); however, they cannot publically solicit their offerings, so it's a bit of a "who you know" kind of game. Meetup groups and networking events are common places the find these.
