@Scott Passman Good question. I first started looking for "alternatives" to my single-family portfolio that I was self-managing in the beginning, then later had property manager manage. I realized that even after having a property manager, I still didn't have truly passive income. I went searching for alternative investment models and ran across the concept of "syndications". I then attended a workshop "Secrets of Successful Syndication" hosted by The Real Estate Guys in Dallas and met a number of syndicators there. Shortly after, I started the journey of transitioning my single-family portfolio over the syndications. Hope that helps!

@Kumar Gaurav Great question. I found myself in the same predicament years ago with my old 401k held a Fidelity. I realized the only real estate options I had were publically traded REITs or mutual funds that invested in REITs. I ended up rolling over my old 401K into a self-directed IRA with iPlanGroup. This allowed me to make REAL investments in real estate. Mostly note-lending and apartment syndications. Best of luck!

@Matthew Keaton I have not heard of these guys, but I love the concept. I invest the majority of my portfolio into multifamily apartment syndications. These are typically offered to only accredited investors, but there might be exceptions to that rule depending on the type of offering and syndicate group. Best of luck!

@Terry Scipio Great topic, I love number crunching. I suspect you will get 100 different answers from 100 people but...The way I always calculated my reserve fund was the think through the "worst case scenario...within reason". What I mean by that is...let's say I'm buying a 3/2 single family home for 200k. What could go wrong? It might not rent for 2 months ($2,000) I might have to evict a tenant ($3,000) The a/c or heat could go out ($1,500) I might have an insurance claim ($1,000). So in this case, I would reserve approx $7,500. Everyone will have a different take on this but to me, that makes sense and always worked.

@Rob Bergeron Great topic. Having done both single-family and multi-family, I find the following to be true to me. Single-family is great to get started, build some capital up, get great hands-on experience and be active in real estate. Multi-family is great once you have some capital build-up, you've become an accredited investor and you prefer to be passive in your investing approach. I started with single-family fix and flips, buy and holds and vacation rentals and eventually transitioned into multi-family apartment syndication investing. "Live where you want to live and invest where the numbers make sense" - The Real Estate Guys?

@Ronny Cortes Have you read or listened to "The Best Ever Apartment Syndication Book" by Joe Fairless? Although it is targeted toward apartment syndication, you can apply 90% of that material toward self-storage syndication. The book covers the How-To's as well as the big picture stuff. @Wesley I. I have invested with PPR Note Co and Broadmark Capital. They both offer 1st lien note-lending funds and PPR also offers individual note opportunities. Happy hunting

@David Paez I have been investing in Jacksonville and Tampa (200-300 unit class b apartment syndications). Value add properties around a 5 cap. I'm evaluating a deal in Orlando at the moment. I have a couple of market reports and forecast data I can share.
