I would like to announce that I will be home back in Colorado Springs, Colorado in January. I was offered a job back close to home that is only a 60 mile commute. It sure beats my current commute of 7,322 miles from Afghanistan.
The beauty of this new job is that it will be swing shift. This will give me mornings to focus on real estate.
I will be hitting the ground running once I am home to find my 1st REI property. If anyone would like to meet up once I am home let me know. I would like to learn as much as possible so I won't screw up to badly my first time out.

I have a few questions:
How to I mention someone in a post directly? I was mentioned in my posts and I would like to extend the same courtesy however I am not familiar with the process here.

I don't know how to phrase this for an accurate search so I am going to ask this here:
I will be in a position once I return home to perhaps pay full cash for my first investment property. The cash will be mine and for this question I am going to use the hypothetical number of $50,000. My question is this: Once I have paid for the house, then repair/upgrade it and have it ready to rent out and the appraised value is hypotheticaly $120,000 how do I go about getting the money back out of this to begin another purchase? Also is it too big of a risk to just buy a place outright like this with my own cash? Will it take to long to to cash out?

What a warm reception. Thank you guys very much. I am very eager to learn and gather as much info as I can over the next few months of being here that way when I get home I can hit the ground running. It is nice to have a place to come and learn from like minded men and women. At this point I am a sponge. I will take any advice given. Keep it coming.

Hi my name is Andy. I joined because one of my coworkers told me about this website.
I am here looking for advice because when I return home I plan on buying my first investment property. I really don't have a clue as to where to start. I know I want to buy a low priced fixer with the intent of upgrading it and flipping it. I look forward to building a new network of online friends here.
