@Peter Pearson I'd love to share my notes on how to statistically evaluate an area for investment using Temecula, San Marcos and Fallbrook as examples. I can do the first, we can do the second together, and then you'll be able to do the third on your own for us. I would like to do it publicly in another threat and see what some experienced investors have to say. What do you think?

Hey Joshua,

I'm in Oceanside CA looking for a residential / commercial estate investment club or property manager club. I'll let you know what I find. 

I was in contact with Solares Investments a long while back, who work with New Wealth Advisors Club. I called and they do have meet ups but you have to request to be contacted and they don't work with everyone from what I was told.

They mentioned a $1200 yearly subscription that included training and such but I got burned on a Guru course once and I just wasn't ready for that kind of stuff again.

I get their emails still. They're always showing investors who show before and after remodel deals. Pretty good projects they work on with good returns it sounds like. 

Anyways, I'll give you group names and contact info as I find it myself. Happy contracting!

With regards to single family homes in Oceanside, my uncle just told me about selling his house a few months ago. It was only on the market for about six days, he had three offers and the fourth and final offer sounded like this:

"Hi I'm a foreign investor, I'll pay you 10K over your asking price if you take the listing down now". 

Definitely sellers market with foreign money in our area. Got wind that Hemet has a lot of foreign Canadian landlords.

Hey Brandon! Welcome to the blog. I'm in Oceanside, CA.

I'm a reader/sponge like you and have been doing so since maybe January. I'm interested in single family homes and commercial real estate. 

Things have been really crazy around here. There's apartment complexes and commercial space just shooting up all over Vista right now. It seems to be a hot spot because there are a dozen or more major breweries that have set up shop here. 

I think since Carlsbad and Oceanside are too expensive and developed for most people now a days, development has moved to vista's vacant areas. I'm talking huge multi families popping up left and right and about three signs advertising a commercial spot for sale or lease around every shopping center. 

Anyways, best of luck in your plan. The people here are great. Keep learning, but don't get paralyzed with analysis!
