One argument could be made that the house itself is the attraction rather than the beach, and if the targeted travelers are the ones who will spend most of the time in the house and maybe go to beach once over the stay, 10 mile vs 25 mile doesn't change the story. Moreover, option 2 will offer more privacy given the distance to the neighbor, etc.

 well, my property is across the street from Panama city beach. And there are plenty of houses on the beach and across the street. The houses on the beach rent first, the further you go away from the beach the less rented they become unless they are just rock bottom low. but i agree with @Andrew Steffens that 25 miles from  the beach, i would not consider a beach property. and 10 miles from the beach, unless its some place that doesnt have many beach houses would still not be even the 3rd-4th choice by renters.

 I will say, they do have some newer mattresses that help. that said, im 6'2 and my feet hang off every sofa bed ive used

 this. location location. and also, at 10 miles to the beach you get going to get the secondary market guests, as people want beachfront or walking distance.

I am also in PCB. our STR started in Feb 23, but purchased and insurance in Oct 22. i ended up using a broker that found me better insurance than me by myself or my lender. Happy to share contact if you would like to reach out. They got me a policy around $5k.

not a fan. people are getting tired of having to always enter contact information to use stuff. guests just paid decent money to stay in a rental, and you should already have their information (email) in some way or form. just my personal opinion

i bought a property last year to use as a Short Term rental in PCB. happy with my efforts this first year. i do not say as an Airbnb, as i got very few ABB rentals last year, mostly VRBO and direct booking.

just some thoughts, take them with a grain of salt. 

1 - too many pictures. no one wants to click thru 59 pictures

2 - the bed on #13, way too high. could be a problem for many people that have physical issues. especially for a downstairs bedroom, usually for elderly people that have issues with stairs, they wont be able to get into it.

3 - add some more color to the walls, either paint or artwork.

Okay great thank you I’m not familiar with the Enemy Method so that’s super helpful in and of itself.

look at Rabbu and awning, then also do the Enemy Method analysis. but as has been mentioned, need more information to give an estimate. my sister has a lakeside house in the UP near Manistique.
