A recent BP podcast episode really got me thinking about "leveling up" my STR business through direct bookings and other strategies.

I wanted to throw this out there to connect with other owners that have recently started up a Direct Booking system.

Thanks for the info on Proper.  I've talked with them and have a few policy options.  In consideration of due diligence, it would be nice to get at least two other quotes from other providers.  Does anyone else out there use other providers besides Proper for this type of thing?  Curious if anyone has experience with the following;

- Using a local broker/agency (our primary residence is insured with a local agency and I like working with the owner/broker).

- Big box national companies like Geico or Allstate?

Recommendations for STR management software please.

I looked at rentredi not sure if that would work for STR management. I will be doing 1031 exchange in the spring of 2023 and buying my first STR.

How accurate has everyone found air dna to be.  I purchased the service to analyze properties in a beach town in north carolina.  I ran the rentalizer and it came up with a projected number that made the deal work.  I then called a local rental company to have them run numbers on what they thought the property would generate in rental income.  That number was about $20,000 less than what air dna projected.  The $20,000 less kills this deal for me.  Any help is greatly appreciated.  Thanks 

Hey everyone:

So I put an offer down on a home which was accepted. This will be funded via a 2nd home loan. I do not currently own my primary residence. The lender is requiring a quote for home owner's insurance for the "2nd home" which must have a replacement cost insurance policy. When speaking to my primary insurance carrier, they indicated they cannot cover me because I do not own my primary residence. I am unsure what to do in this situation. When speaking with the lender, they indicated you can get a 2nd home loan without owning a primary residence. If that is the case, then how do people get insured in this situation? Any help would be useful. Thank you!

Thanks Collin, that is kind of what I am leaning towards. Go away from the 'walmart' of STR and find someone local. There are a few boutique real estate offices in the area that say they do this sort of thing. And only have like 20 properties or so. May have better luck in contacting them, and get more personalized attention

I have a couple listings and currently have some extra time. Feel free to reach out and I would be more than happy to help you setup initially your listings and give you tips as you go. We were all there at one point and honestly missing one stupid thing can cost you so I understand your concern!
