Hey Nicholas, 

Glad to hear your interest in real estate buy-and-hold investing! Welcome to BiggerPockets! How long were you in the military? Buy-and-hold is indeed difficulty in Hawaii, but I feel the long-term benefits will greatly outweigh the short-term costs. I have yet to purchase my first buy-and-hold property, but everyday I try to learn something new that'll help me not only in real estate, but life in general. I'm currently a full time student at the University of Hawaii at Manoa, where are you planning on attending college?

If you are looking for some books to get started, Rich Dad Poor Dad by Robert Kiyosaki is always a great book to start with. Other books include The Four hour workweek by Time Ferres, How to Win Friends and Influence People by Dale Carnegie, and listen to all the BiggerPockets podcasts and short article forums. There are heaping amounts of information to go through, but all well worth the trouble. Feel free to reach out to me if you need help, I'm also fairly new to BiggerPockets and real estate, but always willing to help when able.

Hi BiggerPockets community! I'm an up and coming real estate investor looking to begin real estate investing as soon as I am able. However, before I start investing actual money, I would like to get a feel of what the market in Oahu is. I wanted to practice analyzing deals with some simulations prior to putting actual money down. I had a question concerning typical expenses on Oahu (Honolulu especially). Such expenses such as electric, water, sewer, gas, vacancies, etc.) Do these expenses change from zipcode to zipcode, the type of services you request, or is it a pretty constant number all around?? Thank you for your help!

Hi! My name is Trevor and I recently joined BP to network as well as begin my education about real-estate. There's a ton of content to learn, it feels like one lifetime is not nearly enough time to learn it all. Before I continue, I would like to give some background about myself. I'm born and raised in Hawaii; currently enrolled in college. I'm currently employed, netting about $1600 of pocket income per month. I hope to eventually save enough cash to put a down payment on my first rental property (maybe flipping or wholesaling).
