Being in the competitive bidding world, asking what others have quoted does me no good as most if not all people would not share that info. Instead, I share what my budget is and ask them to meet/beat it. In a public setting, sharing other GC's or subcontractors bids is considered collusion. The end result should be to build a relationship with a reliable and honest partner for current and future work. Hope this approach helps.

I would Follow the lead of the agent. They should have the correct paperwork for you to use. Ask a LOT of questions on how the process works. Be honest with them and they will walk you through it.

Nothing says quitter like dropping out of school. Look at it this way, would you have started school knowing you were going to stop and this loose the cash you have already spent? This is not a profitable return on your investment. As previous BP'ers have pointed out already, stay in school graduate and get a stable job to start. Banks will want to see stability in income to give you a loan. You can always leave later or use your degree to return to the corporate world at a later date. We all know you are excited about this industry but finish what you started, this habit will serve you well later in life.

Someone like your friend who doesn't understand the micro costs of this business will be destined to fail. I suspect that with the information available at BP, you will be teaching her how to manage rentals.

If you are asking if the rent is late, you lease is not clear enough. If a rent collection service is to be used, that should be clearly spelled out. Know your lease.

We have a rental in the 3900 block of 54th avenue and we like it. We don't love it but it is easier to get in but the reno costs might be a little higher during the onset. Screening tenants is huge in this area and will make or break the project.
