Correction...

All these leads are coming from only ONE investor carrot website.

All SEO on my site is "J SEO" (yes mine). (not carrot's SEO)

However I have to add,  they do play a part in it. Website hosting speed is important. And that is all them. That is why I chose Investor carrot. The issue I am having with well any SEO agency, is that they still preach the same old stuff for a year now. You really need to think out of the box when it comes to SEO.

Telling me to get citations, and put your keyword in the first 100 words, and do tier back linking... that is stuff that has been out forever. That is nothing new and that absolutely won't get you ranking #1 if you have anyone with reasonable SEO skills competing against. You need to do better SEO than just the common stuff.

 Well I appreciate the info and I will have to look into it, unfortunately it does not answer my question as far as marketing flow.

@May Emery thanks for the reply. I am using DataTree as my source for my list. I believe that they get their data from both public records and title information. So far I am averaging between 8-12% RTS on my campaign, but I just sent out my first batch of letters. I was trying to determine if I should try and skiptrace the list prior to sending out, or just on the Nixies that I receive back.

Hey community wanted to get some insight to what everyone's marketing flow looks like for potential deals. I am not necessarily trying to wholesale them, but for offer market buy and hold properties for myself. I am getting ready to send out about 1000pcs per month in direct mail, but wanted to see what additional items/steps people take. 

  1. Do you scrub the list or skip trace prior to mailing out? Or do you skip trace only return mailers?
    • My thoughts would be to do this prior to mailing to double check address and obtain phone/email information.
  2. Are you getting phone numbers and emails for everyone on your list and cold calling each of them?
    • Cold calling would be a good aggressive way to go, but working full-time might not be feasible unless I hire it out.
  3. Are you emailing or doing Ringless Voicemail to your list prior to them calling or emailing you, or only as a follow up after contact is made? 
    • I feel like this would be helpful in trying to make contact with your leads more frequent, and give motivated sellers additional opportunities to connect.
  4. What about Text Messages?
    • This one I feel like I wouldn't want to do until after I have made contact with a lead.
  5. How do you stagger out your drip marketing to them?
    • I feel like the best approach would be to stagger with different forms over a 3+ month period using the above techniques.

Those are my thoughts but would love to hear from some others on their thoughts.

Hey BP community... I am a little over a month in to my first campaign of sending out approximately 1000 pcs of Direct Mail to find motivated sellers. so far I have received about 50 pieces pack as return to sender.

I was curious to those that are more experienced what your average rate of Return to Sender mail is? 

Where do you typically pull your list from? 

Just trying to get a gauge of what is typical as well as being able to judge the quality of the data I have for my list.

@Ken Nyczaj congrats on your first flip looks awesome. Just curious with a house that was built in the 90's what rehab did you end up having to do besides what you showed in the pictures. Do you care to share what the $70k was spent on? Again congrats and look forward to your insight.

@Nick Baldo @Michael DeFrancisis @Collin Goodwin  I'm looking for a system to use as a CRM/Marketing, for Flips, Buy and Hold, and property management. I see that all three of you have built custom workspaces for podio and this may be a broad question, but how do they all differ? Can you share a link or information about your workspace set up, and what your primary uses are for your business.
