Ok. If you got a conventional loan to purchase a fixer that needs money to make inhabitable then you have ALREADY achieved a unicorn that a LOT of investors are looking for. Kudos on that. What is the ARV of this property? You may have a deal or a dud on your hands but the words Portland, 285k and fixer makes me think that you are probably incredibly lucky and don't know yet. Either way do NOT use the same home inspector.

Like all new endeavors it was tough in the beginning and when the learning curve was busted it got easier. The first deal, however crappy it is , will always be nostalgic. Keep on trucking.

Brendan,

Look for areas with good cash flow, initial equity and possible future appreciation. There are places all around the country. Rental Yield of atleast 12.5% , low crime, flipping activity( for that wonderful BRRRR equity) and all around ease around the income stream.

95823 near the Starbucks....is that on Stockton? Depending upon which side it could be a great neighborhood. There is a LOT of construction all around on Stockton currently. North of Fruitridge and West of Stockton is generally a good thing.

I agree with @Joe Bertolino about the path of progress. Essentially the long term plan is to connect Elk Grove to Rancho Cordova and if/when that happens and I am still alive I will ask my grandkids to make avail of the land that I will buy. But in the interim.......Natomas is where its at.

What do a flipper, a remote flipper, a multifamily investor, an AirBnb super-host and a super duper realtor have in common. They are all Sacramento Women in Real Estate.

There are 114% more women entrepreneurs than 20 years back. Instead of trying to break the glass ceilings in the corporate world the strong women of today is creating her own building one block at a time and creating her own yardsticks of success. Women are now realizing that they are far better served by forging a new trail toward their own definition of success rather than the old patriarchal definitions . Definitions like specific amount of money or net worth, quality time spent with family or ANYTHING else that brings you joy.)

So what makes women better entrepreneurs than men ?

1) Women are open and honest.

Most men won't even go to the doctor when something is wrong because it threatens their view of their masculinity. On the other hand women are much likelier to be open about their fears and problems. The ability to communicate and share feelings - whether it be the fears or the feelings of letting your crew know how you feel without making them feel bad - women are good at that.

2) Women build stronger relationships

They form stronger bonds with everyone - employees, to vendors, to contractors , to customers. Part of this is due to our more open style of communication, and I believe another part is due to their ability to show more empathy. They are naturally in tune with other's feelings due to the higher E.Q.

3) Women Do MORE with LESS

Can anyone argue with this ? For centuries now they have had a lot of experience making something out of nothing. They have been told no in so many activities. Can you believe that there are STILL exclusively all male Golf Clubs in the USA ? Historically women have been given lesser budgets and shorter time frames to finish projects than their male counterparts not to mention that they still make only 73 cents for every dollar that their male counterparts make.

4) Women are more resilient

Im going to make a bold statement . Women in general make better leaders than men. The only ones I need to convince of this statement are men. Women already know. So I am going to go ALL data up in here.

according to Quantopian, a Boston-based trading platform. They ran a simulation comparing the performance of Fortune 1000 companies with women CEOs between 2002 and 2014 against the S&P 500’s performance during the same period. The results showed that 80 percent of women CEOs during that 12 year period produced 226% higher returns than the S&P 500. Two of the women CEOs in particular increased the initial investment used within the simulation by more than 500%. One of the theories behind the surprising results is that women run businesses outperform those of men because of their work ethic. Women have to work harder to climb the corporate ladder than men do.

5) Women are better financial planners

According to a new study performed by the Wells Fargo Investment Institute, women achieved higher returns than men between 2010 and 2015, regardless of their experience. Michelle McKinnon of Payne Capital Investment claims, “Women have the ability to think more about the long-term than the short-term. When it comes to investing, that is critical. I've found men tend be more focused on the day to day moves while women acknowledge volatility as short term and move past it.”

Ironically, however, even when women tend to have a better ability to forecast investment opportunities that will yield a higher return, they still defer investment decisions to their spouse. So take that anchor away and you have guaranteed success....
