On an HVAC professional forum that I am on hvac-talk.com, they have a sub forum called ARP (America, Religion, Politics) and it has some real interesting conversations, of course they're a little rougher bunch.

It doesn't say pending, wonder if anyone has access to the Jacksonville FL MLS and can confirm the pending status.

Every time I get in touch with an agent through the site, the first thing they say is "that property is under contract, but I have a few others for you"

Just an update, we have received many replies, so I thought I might make some general parameters. I don't want to discourage anyone from sending a potential deal. 

Let's look in these zip codes: 32065, 32073, 32207, 32205, 32211, 32216, 32217, 32246, 32257, 32223

Brick homes are nice, 32065 sure has some nice schools. 32207 sure is a desirable area. 32216 sure is close to my house. 

Let's NOT look in these zip codes: 32210, 32254, 32209, 32208    although there is the occasional house in 32210 that would work, most are a no go. 

This can be a quick process, and we will no doubt repeat it this year. One Ideal deal would be $50k for house that could sell for $90 after fixing $20k in repairs....although I do plan to hold the property and rent it out for $650-$850. Really want a GOOD SCHOOL neighborhood if possible. 

This requires the "deal" to be a real "deal".....I am running an HVAC business in Florida and it's 84, so can't really talk a whole lot, but text me or email me the deals...904-545-4800 or [email protected]

Hello,

New investor here looking for buy and hold properties. Could be fixer uppers, could even have mold problems or large repairs. Reaching out to local wholesalers, etc. 

I have $80k cash, ideally find a $50k property that needs $20k in repairs in OK neighborhood, trying to avoid war zones. I am an HVAC contractor so no AC would be awesome opportunity for me. I Am dealing with cash so easy closing. 

Looking in Jacksonville FL, prefer Southside, but even as far as Orange Park is considered.

I am just about to buy a house with my HELOC, I'll probably pay it off within two years or less, the rate was 3.75 last time I checked, I reckon it would not be a significant increase?

This HOA has low fees for this area, not even sure if they allow rentals, any tips on due diligence checking out the neighborhood HOA before purchase?

I like the secret Santa idea, if you are making that much $$, go back and drop a $20k bomb on them. I would do it as anonymously as possible, and watch God personally reward you. (Matthew 6:1) If you really want to be bothered about business ethics, read Baxter's Christian Directory in the section about land owners. He will make you feel really bad about making profit. Keep in mind the 1600s economy was somewhat different.

After fact checking myself, I appear to be wrong concerning the 10 percent law, there does not appear to be any law concerning it. I have thought that for years, guess you can't trust everything you hear.

It's illegal in our state for a GC to ask for more than 10 percent up front. Paid by percentage of completion is standard. 50% up front? You are insane IMO, you must be dealing with someone who has no money to begin with, are you getting that good of a deal? 

The more detailed the contract the better, there. But as others have said, due diligence is king...references, reputation, etc. Even with all that, I have personally seen a contractor perform as a top notch individual for many years only to come falling down on a deal, stealing all kinds of money from his last dealing, and that from an old "friend". He made off with $80k and built a frame house wrong so that the local authorities shut the job down and he flew.
