@Ishmael Johnson sounds like you need a tenant who isn’t a hoarding pig. Get rid of them and find someone who will take care of your property. This one is going to trash it.

@Jared Bartlett who provides washer and dryers for section 8 tenants? I’ve got all A-B class rentals, and I don’t provide washer and dryers in any of them.

@John Thedford I also own a number of properties that I don’t have financed and am thinking seriously about dropping all insurance. I know houses do occasionally burn down and get torn up from hurricanes, etc. I think I’m willing to roll the dice on it.

@Anthony Cuiffo your in a good position. I’d seller finance them as each one of them becomes available/vacant. In the mean time I’d adjust rents to current market prices. This might make a few properties available because your current tenants may not stay with the increase. Worst case scenario, you collect more per month for rent.
