I would not drive out unless I thought we were close to a deal, or it was close by.

I have done many deals without ever meeting the seller.
However, meeting does build rapport with a seller, but it can be a huge time waster if you are already far apart on terms.

Yea, as long as there are no deed restrictions imposed by the bank, it shouldnt be an issue. But if you do the LLC trick it shouldnt be an issue at all. The LLC sale tactic is easy, dont overcomplicate it.

We all use the same title companies and they are letting me use my assignment.

I called the title companies and the two I spoke with were like "Oh yea just reassign it" thats fine.

Ive done 10+ transactions with both companies they are familiar with how we do transactions overall.

I know this has come up before, and I know it can be done.

My main question is the wording.

The first paragraph is the main paragraph I use and would be the deal being assigned to me. The second paragraph is the same paragraph, but reworded slightly. Is this the way to do it?
Advice appreciated, I have a buyer lined up for this one who I will hopefully be meeting tomorrow.

Assignment 1:
The undersigned Assignor, having executed a contract between _Seller__ (hereinafter referred to as “Sellerâ€) and ___Original Buyer___the original buyer (hereinafter referred to as “Assignorâ€) for property located at: _123 Main St. USA___ hereby assigns all rights to said contract to __My Entity, LLC__the New Buyer (hereinafter referred to as “Assigneeâ€) for an amount of ___$ 4000_____which includes the purchase price and the assignment fee of the aforementioned property.

-----Particulars & Terms ------

Assignment 2:
(My Entity, LLC) , having been assigned an executed contract between _Selller (hereinafter referred to as “Sellerâ€) and _Original Buyer__the original buyer (hereinafter referred to as “Original Assignorâ€) for property located at: _123 Main St. hereby assigns all rights to said contract to __New Assignor_______ _the New Buyer (hereinafter referred to as “Assigneeâ€) for an amount of _$ 7,500.00__which includes the purchase price and the assignment fee of the aforementioned property.

I've made as little as 250.00 on a deal myself. I can't say I was excited, but there's no such thing as a negative profit.

Sometimes you gotta keep momentum going, and build relationshis.

Consistency is key. Mix it up, but keep going with the ACTION.

Also, you may want to look into a pay as you go phone.
People have run into serious issues, and it's no fun. I have seen it first hand.

How much are you spending per click? And what is your click through ratio?

I was planning on using a landing page with a short form as was suggested.
However, do you have a completely different business site/name on the landing page?

However, is anyone on this forums actually CURRENTLY using google adwords?

I started going through the adwords site reading into it, and it was a bit overwhelming.

I'm wondering for those of you that do email marketing either for selling properties, or other things as well. What your read rate percentages are, and what you do to get them higher?
