Junior, if wholesaling is going well why would you not just focus on that with the additional free time you would have? I understand the networking aspect of it, but its like anything and you will be starting at the bottom and having to work your way up and build credibility.

I would instead focus on creating and strengtening relationships with existing REO agents and brokers, who already have great relationships.

I always try to get the deposit from my End Buyer in cashiers check, wire or certified check when possible as well. I've had buyers write bad checks before...not pleasant.

Brandon Turner & Shade Blackshear - I've closed several deals with out of town sellers.

Typically my title company will email the seller, or if the seller doesn't have an email they can FedEx the docs. The seller will then sign the docs where necessary. And have notarized, and then Fedex the originals back to the title company. It's pretty simple, the title company should coordinate everything.

Bryan, I am confused. Do you use your own yellow letters to do mailings?

Why are you not getting lists (either purchasing, or compiling from public records), and then using your yellow letter service to touch those leads?

How long have you been doing what you are doing, and what have your results been?

Antonio, the strategy will depend upon the type of deal you have under contract.

Assign when possible, it avoids the cost of 2 closings.

I only double close if I think it will protect the transaction from falling apart, or if assignment isn't an option based on the contract structure.

Are you just trying to partner with the broker to draw up the contracts?

I see no need to partner with the broker unless it's their buyer.

I am not sure of the exact process, but you should contact your title company they will know what needs done.

Depending on how far along the foreclosure is you might not have enough time. Laws vary locally.
