Frank, get a PO Box. The little ones are like 30 bucks for 6 months.

I got about 20% back the last two mailings.

If you have a contract or an option to purchase how do you go about recording your purchase agreement or option so it comes up during a title search if the owner tries to go around you.

Ok, theres the debate between answering service and taking the calls....

However, I personally have found that even if I get the number from caller ID, I often cannot get ahold of the caller whether it be buyer or seller.

So at a cost of about $1200 a year (starting) I figure if I can get one deal or more buyers its well worth it....

What services do you recommend?

I am leaning towards DaVinci
rulled out CallNet

patlive seems iffy

for those that have call services, which do you recommend and WHY?

Not a GREAT deal at all.

But, this guy had the property under contract and brought it to me to find a buyer.

I found a buyer, we split the assignment fee.

Enough to pay for a marketing campaign and all I did was pay to market the deal on craigslis (total $2).

Ill take the money.....

I ended up resigning with the seller directly and having a agreement with the original contract holder.
He just bought two properties from me so we have a bit of a repoir.

Just cause a deal doesn't make me "the big bucks" doesnt mean it doesnt pay the bills.

I am doing my third postcard mailing.

I have been mailing to code violations, and I had been pointing out the fact that they had code violations and that we could take the property off their hands.

I think pointing it out more could have angered potential sellers.

I am thinking about just targeting my message towards how if they have a problem property, and then point out all the benefits of selling.

I am wondering if anyone could or would want to share their experiences with message crafting?

I've read about doing a 3 way wholesale / double assignment but never done one.

I have the seller (A) , the original buyer (b) who assigns to me (C) and I assign it to the end buyer (D).

Whats the best way to structure this A-> B -> C-> D
so that it is all legitimate?

We are not going to double close the property. Not enough room in the deal.
