I am looking at parcels of land that are in developed subdivisions, and trying to determine if they would be good deals.

I know there are going to be a lot of factors to go into building costs, but are there generalized figures by region that can be used for price per sf determinations?

By get out there and make it happen, I mean take ACTION. Getting off the bench is the hardest part.

I don't have the golden answer, but I feel like too many people think the big boys take all the deals and there's nothing left for them.

For no budget I would troll craigslist, call vacants, low reo offers.

I am looking for a pdf cropper or editor so that I can submit contracts while I am out of the office, and crop my signature into them.

Does anyone have any advice on easy to use programs?

In MD from what I understand you have to pay transfer taxes on the quitclaim deed (usually just levied at what the assessed value is) is this different other places?

I am looking to build relationships and seek out bird dogs to work with.

I am aware that 9 out of 10 bird dogs will probably never pan out, however, I am looking to build some sort of system or program to work with them.

What are other investors currently paying their birddogs? Percentages of deals? Flat fees?

How do you keep your birddogs engaged also?

Please describe the methods you use to track down the returned cards?

Here in Baltimore I am getting about 20% returned, which from other investors sounds about average.

In baltimore we just had our annual tax lien auction on may 15th

I am thinking of mailing these leads.

Just wondering what techniques and results others have had.
