Hello,
Looking for advice on how to put a lien on a past tenant. I'll save the details as to why I think it is necessary to put a lien on this tenant. To summarize I think not putting a lien on them will encourage them to continue on the path they are on. I'm hoping by putting a lien on them they will learn to change their ways before they get into bigger problems in life. Has anyone put a lien on a tenant before? What steps did you take? If the amount owed is less than $1,000 is it worth the hassle?

Hello,
I've purchased a few properties now and this is a first. We are 8 days from closing and the seller's realtor informed me that we would not be getting the security deposits as that was not written into the contract. I've been asking about the security deposits since prior to contract signing. I noticed the seller's realtor seemed to be sidestepping the question. I just thought he was busy and didn't have the details, so he hadn't responded. Today he finally laid out their intent. These are section 8 tenants. Those security deposits belong to the tenants, not the seller, or the buyer. Have you ever heard of a seller trying to keep the security deposits before?

Same as Nathan. We have our TVs connected to WiFi and linked to Roku. We've had guests ask how to log into the account. We tell them to sign in with their personal account information and all is good. Never any issues.

I'd like to know if hosts are using the dynamic pricing tool on Airbnb and VRBO. If so, do the suggested prices seem to be paying off?
I update my prices weekly, adjusting just a bit here and there according to my own research. If I accept the suggested pricing opportunities it could drop my rates by $100 / night in some cases. However, leaving them where they are I feel like I'm missing out on bookings.

Turno is another great app for finding cleaners. What I like about it is that multiple cleaners bid for the job. This allows you to compare prices quickly. You can select the best price, most experienced, or somewhere in between.

Thanks for the feedback. I've got some things to put into place before this is final, but I think it's going to work. The tenants may even appreciate the service. We will see.
