Hi All,
Looking for good real estate books to read. Preferably for more advanced people in real estate. Anyone have any good business ones in general or solid real estate books? I've already read the Biggerpockets suggestions.

Wow, a lot of jealousy on here. Sad to see it, I didn't think that this site would have it on here. Anyway you're doing great so far, just keep plugging! The only thing to remember is that there will always be deals that will be out of your price range so I would take looks at ways to creatively raise money to buy more expensive deals down the line.

No, you were right to use conservative numbers. If your conservative numbers aren't good then DON'T buy it. Plan for the worst and everything else is just a bonus. Don't rush into a bad deal. Good luck and keep searching!!!!

My first one was okay but I had to sell it and leave it behind because I was to emotionally attached to it and it wasn't a winner. Funny though because that was my first thought too. Great feeling getting your foot in the door!

I do a lot of affordable housing up in New York. These things are great when you can be hands off but I like holding them as rentals. Do you know a lot of people in your area that you might be able to get in touch with who would buy and hold them?

Awesome job! Congrats! Way to many people think there is 'no way out' or feel like they are 'trapped' in the rat race. It's NEVER to late to start. Partner of mine didn't get into real estate until he was 50 and now is worth over 150m!
