We've done exactly this with my middle son, and three of his friends...find their first house that has rental space that they can leverage to offset most if not all of their mortgage. My wife (Shannon Miller) is a realtor with Keller Williams and we both are investors (we love to find these type of value-add houses for us too!). I'm an investor in Chattanooga (my wife and I...she's a realtor here too)! Great work. I'm just getting done with a rehab, but to hold for rental...splitting one SFH into two rentable 2/1 units since there were 2 meters on the house! Buy and rehab numbers very similar to yours. Just got the appraisal done on Monday...looking for a great ARV number! Keep the good work going!

Hi Drake! Nice...getting started and jumping in can be the hardest step! My wife and I are investors here in Chattanooga, and she is a realtor here too with EXP. Chattanooga has a lot of different areas that can suit a potential buyer based on price and neighborhood preference. Remember, your first one doesn't have to be a home run...a hard single or a nice double works (sorry for the baseball reference!).

Hi Allen. Chattanooga is great and has a lot of different sections where you can "get what you want" in terms of a place to live. My wife and I moved here in 2020 and love it.
