Hi Orange County! I lived down there a few years back and we were doing spec new construction. I love the area. My daughter has bought a Big Block Real Estate franchise for Orange County and Shasta County and will be opening an office soon. Curious on any of the agents on BP, are you with a franchise? How long have you been there? What is it that you look for in affiliating yourself with an office, etc. There's been lots of discussions on EXP. Big Block has several different options including teams, 100% commissions, teams, etc. there's so many variables now days.
The market is changing so much, with Zillow buying homes, doing loans, etc. , and I'm just curious as to where people are going, what it is they look at in an office, etc. What areas of O.C. do you work?
When we moved down there, being new to the area we went for the coastal areas, knowing they're always the most in demand, but also the most expensive. We lived in Newport Beach, Irvine, and Lake Forest, but built in in San Clemente and Dana Point. What markets do you like?

Maybe look at Construction Project Management. It has a lot of classes that are pertinent to real estate investing, and it's a high demand degree.

I'm a lifelong resident of Redding, and know this area from the perspective of a Realtor, and Developer. We have so many great draws in Redding, the most of which are the spectacular natural beauty around us. Of course we're not for the faint of heart, with high temperatures in summer, but thankfully we have good air conditioning in most homes, beautiful lakes and the Sacramento River. It's a great area for STR investors with all the new stuff going in Downtown, plus the massive hiking/biking trails, Shasta Caverns, Burney Falls and other falls, Castle Crags, and within an hour of the mainlands only 2 active volcanoes, Shasta and Lassen! We're a RECREATION PARADISE! <3 Love this place.

Hello everyone. Not sure how many of you from the Redding area are looking at the forums. I know the markets been tough and listings are far and few between. However; there are some great listings that do come on but you have to be FAST! I've seen some great ones for fixers and for STR. Lots of exciting stuff happening around Redding too, and being planned for the future.
Have any of you read about the proposal for a developer to buy the river area property? It's controversial, but would be a great area once developed. Any thoughts?

Ask yourself, would you do that? Loans are about risk. You can't ask the people with the money to bear all the risk, you have to have skin in the game. What is it that you are bringing to the table? Do you have any experience in real estate or construction? Project management? What are the numbers for the loan going to be based on? Do you have a list of what repairs you'd be doing, and estimates from licensed contractors or materials suppliers on the costs? Would you be using a licensed general or licensed subs on the job? What do you know about the permitting process? Do you know what permits are needed, costs, etc.? Does the property have public sewer or is it on a septic?
Without any experience and a track record there's few lenders that will loan a person money, let alone release funds upfront and trust you, unless you have something to put up of equal value for security.

Make sure you can do 2 ADUs some area limit it to 1 ADU and 1 Jr. ADU. As usual politicians know nothing about planning and make stupid decisions. Whether or not people can use mass transportation for getting to and from work, most people still own cars for traveling to visit relatives, vacation, etc. and not planning for parking is going to create a mess.

I'd double check the marketability of the computer information systems, I have a granddaughter with that degree, and jobs are very difficult to find; even though she lives in a tech center in southern CA.
That said, whether that or another degree, nobody was ever harmed by having an education, and it often opens doors you may not otherwise get through.
Where do you live? What's the market like? Do you go to a large university or a community college? What's the housing for students like? Are you paying rent? Think of what you can do with your current situation. Maybe a condo or house and share with other students?
What you don't want to do is gamble ALL of your college savings and then end up without an education nor real estate. Look at all the options, pros and cons. Good luck.

Since the day I joined BP there have been people predicting a crash, holding their money, waiting for the crash so they could buy at the bottom of the market. Well here we are, many, many years later, and the market didn't crash, but real estate did appreciate! Will there be another great crash? Who knows. I think certain segments of the market are already being reconfigured. We have far more people needing housing than ever before. Materials cost to build new are outrageous, and trained labor is hard to come by and expensive, land on which to develop is rare and takes a lot of time to get through entitlement process, meaning there's going to be a big demand for the homes already built for quite some time.
Another thing I see in our market is housing is so tight that there are a lot of shared housing situations. There are students, seniors, multigenerational, etc., some of it due to lack of supply and some for financial considerations.
Now in CA with the new zoning allowing for higher density we will more changes. However; just because the Governor proclaims and signs bills, doesn't mean local planning departments streamline the process making it easier to accomplish the goals set out, or consider affordability in their criteria.
