HAVE you ever had to fix a pipe under a slab that burst.. WELL open your checkbook.

WHY risk it,,, put heat at low temp and shut water off at the main, if you drain the lines as much as possible fine,, otherwise leave as is

Up and over the fence,, I've seen it more than once,, up over balconies 3 stories high with a huge lift, up over fences,  how she removes her furniture is up to her

not your problem. she can call a furniture mover. Her expense.

Sorry I misread the post,, about age of carpet,, but I bet prior to it being replaced the subfloor may not have been primed.. it's just plain difficult to get out smoke odor.

Try a ozone machine,, it's worth a try before you pull the carpet out they use those in hotels you can rent one.

He's gone, don't waste time or money on doing more than necessary, He's a skip.

And at least he told you he's out.. no need for eviction, or attorney.. just hope it's empty and in good condition.

Simply give them a copy of the bill, after they pay December rent.. and then say 3 days to pay the bill, if they don't pay it give them a pay or quit and next step is file for non-compliance 

This has NOTHINIG TO DO with SECURITY DEPOSIT.

This is a clause of their lease, if they don't pay they don't stay.

lots of city inspectors are requiring them also, not surprizing

You accepted condition of building / unit when you took over..

Wear and tear on carpet this age is ridiculous,, it's has no appreciable life left.

You could charge him if he broke a window since your ownership, or that type of damage,, but anything nicotine damaged from your point of ownership is pointless in trying to recover any damages from this tenant.

Any why you would have DEEP CLEANED a carpet that was in this type of unit was a waste of your money.

You will not get rid of the smoke smell until you wall wash with TSP all walls, woodwork, windows, then prime coat walls with KILZ,, clean all filters, any vents spray inside after washing out as best possible with spray kilz,, don't try to save any window treatments.

After it's cleaned,, then paint.. you may have to even Kilz the sub floor.

You do a roommate off lease agreement, all people on lease agree to release "john doe" as of xxx date.. the security deposit remains on account and is not refunded until the place is actually vacant and then is paid in one check to everyone listed on lease. The roommates figure out deposit between themselves for anyone moving in/out during tenancy.

For new tenant you just add him to existing lease with date following his name.

what's the expected cost of adding that bathroom..?? how long would it take for you to cover that reno cost.... is there a way to split the 3 br and make that a studio with a bath.. with a 3br unit the hold back is the limited bathroom but the entire building seems very low rent to me and makes me wonder where the profit is in it period.. More people in a unit make utility costs higher and how can you cover your expenses let alone make a profit on this type of set up. Do some reality checks on what your goal is and how hard you want to work for nothing.. this type of low rent rental to me is hard to grasp putting any huge money into I don't know your whole number story but get out a calculator...
