It's nice to meet fellow Vietnamese BP member in this site.  I am currently taking Strategic Tax Savings 6 week program with Amanda and Matt.  So far with week 2 completed, I have learned a lot and have discovered many insightful strategies that us investor could benefit greatly.  I plan to write a comprehensive review after I am done so stay tuned...

Hello, I really enjoyed reading your story.  I am a little bit analytical myself and the number breakdown you provided was superb.  I am new to real estate investing myself.  I have purchased 2 homes in the Northridge area but they are both my primary residence.   I just started reading more books from Brandon Turner and David Greene and seriously considering investing out of state.  You made a really good move by house hacking your first primary residence.

I just got done with converting my garage into a ADU for rental. I will type this up, hopefully my story will be as compelling as yours, in the BP forum soon. For Californian, if you have a garage then you should definitely consider converting it into a rental ADU. The local government agency has made it so easy to get permits approved due to the shortage of housing.

I am hoping we could network and attend seminar and grow our business.  See you soon...

@Jose Calderon. Hi Jose, I am starting my rental business now in 2022. Your original post was in 2016, which I am hoping you are already up and running with your LLC and rental business. Can you give me some insight on how you got your LLC Started and what steps you took? I am also based in California as well.

@Nam Trang I just read LLC for Dummies by Jennifer Reuting and she highly recommends getting an LLC for your asset protection, especially when it comes to real estate rental properties. Until now, I have not heard about the umbrella policy. I know there are members who utilize LLC and others do not. I am wondering the same questions. I just finished building my ADU will have tenant soon. I am looking for info on the difference between having umbrella policy and an LLC.

I have enjoyed all the content from BP and I will really miss Brandon.  I listen to his podcast on the daily and have been inspired by him and David Greene to have the confidence to build wealth through real estate.  I forget which episode it was but Brandon gave an acronym that I use on the daily.  F.E.E.L.S .  Focus, Educate, Execute, Learn, Start Over.  This has been the main framework of my business.  I am only starting but I KNOW I will provide many needy and low income families with a place they can call home.  It was also Brandon that said house is a place and HOME is a feeling.  I've learned so much from Brandon and I will be a person who will mentor others one day.

Hi Lee,

I am in the process of doing a ADU conversion myself. The prices of California for ADU has gone up a lot, like everything else. I am looking at the different options as well and I am learning toward the Cash-out option. It has a lower interest rate and correct me if I am wrong... this rate will not affect my current mortgage rate. Also, LA has a great incentive program for ADU owner called LA ADU Accelerator program. This is a great program that the the LA county is trying to establish housing for elderly adults who needs housing. Worth looking into.


Side note, what were the pricing for your unit construction and know any good contractor?

Hey Guys,

I am new to the real estate investing market.  I live in Northridge in the San Fernando Valley and the homes around here are ridiculously expensive.  I am not sure where to start.  I am currently finishing Brandon Turner's book on real estate investing and I really like the idea of investing long distance in areas where homes can be bought with lower 20%.  Next, I am going to read David Greene's book and will mostly likely venture in that direction.  What do you thinkl?
