I would definitely let them do it. Like others have said it enhances the property value and sets up long term tenants. Make sure your paperwork covers the fact that it is your property and that they are not gaining, nor are you conveying, equitable interest in the property by them building and paying for the fence. Typically, those are the kinds of tenants you want.

So we've got a few whole sale deals under contract that happen to be on BUSY roads. We are trying to beef up the buyers list in this particular area of town. To that end we're going to put up a Big A$$ Sign in the yard. Like 4'x8' perpendicular to the road to get read from both sides. I'm trying to decide on the sign text to attract investors. I'd like some input from people here as to what you would put on the sign to help get buyers to sign up at your website and ultimately buy this and/or other properties from you. Here is some stuff i was thinking...

Just looking for some suggestions for headlines that will attract investors. Anything you have used in the past in a similar situation?

A lot of time in situations like this the seller is just making you bid against yourself. This exact situation was just covered in one of the podcasts on here. Sounds like you've got a great deal, but if you already did all this work the first time and were confident in your numbers stick with them and don't budge.

Sharon VornholtI sent a good deal of the following message directly to another member in a private message, but i thought it would help advance the discussion here.

We have a 3 person team. I handle marketing and sales, my buyer meets with sellers and negotiates the deals, and a VA who answers the phone, takes down seller and buyer information, set appointments and handles marketing related research and everything else i can keep her busy with at the moment.

@Sharon I checked out the posts you mentioned on ACT and i like the sound of what your doing. I'm a little turned off by the price tag of the versions they have now as they stipulate a price per use that is $200+ for the basic, not web access version. For the cloud access version is $411 PER USER! That's a little steep (though i've bought course for more that simply sat on the shelf) Another software that I've been looking at has video demos at realinvestorsoftware.com. I've been swapping emails with the developer, who is an investor out of Florida, John Shroeder. He has a few posts here on Bigger pockets. Currently we are using a product called SI Lead manager which is in beta. It was created by Scott Costello, who hosts a blog called the Struggling Investor (SI). I contacted him and agree to beta test his upcoming version so it has a great deal of the functionality i'm looking for. I just wnat to make sure that before i get too many leads in the software i've made a fully informed decision to handle all the leads we get.

Given your history with ACT, I would be very interested to hear your opinion of the demo video for RealProspect http://www.realinvestorsoftware.com/

Is there anything in that video that ACT doesn't do or would appear to handle better?

I'm trying to make a very informed decision because once we decide which CRM software to go with for the long run, i don't want to regret it. SILM is free for us right now (you can check that one out at strugglinginvestor.com), RealProspect would run us about $550 for 4 installations, and ACT would run between $600-1,200 depending on which version we needed.

I guess as a wish list i want the software to:

manage different TYPES marketing lists like absentee, probate, code violations. Different ITERATIONS of those lists (March, April, May) different SCHEDULES (once a month, once a week, 4 total mailings, 8 total mailings etc) and when you combine a list with a schedule you get a CAMPAIGN (March Code Violation plus 8 mailing once a week). You can schedule campaigns on your calendar with reminders. It handles returned mail codes, change of address etc. Then you get calls from sellers leads which are matched up with prospects in the database. This removes them from future mailings, and you can take down the seller information, property information, loan/debt information, include satellite/map/street view, maybe incorporate Zillow valuation tools, places to load your own comp data, etc. Calculate seller financing terms and lets you play with the amortizations vs. expected rents.

This is all stuff before the deal is made. I don't want all this stuff to make the deal for me. I just want it to help me make a decision and it would be nice to have it in one place.

Now after the seller meeting you could upload pictures, contracts, POA's, repairs evaluations and estimate from different contractors, inspection reports and anything else you need to help arrange closing and prepare the deal for sale.

No deal with the seller? No problem put them on a follow up drip campaign. Keep notes of your conversations for future reference like @Sharon says she does in Sage ACT.

It just seems to me like of all those people who are really hitting it hard with marketing and getting lots of deals, there should be some pretty slick solutions out there that do this kind of thing...So far I've heard of Sage ACT, tested SILM, and watched some demo videos of RealProspect. Of all of them, RealProspect Seems to be the closest this to my personal ideal. What else is out there?

I get that the software doesn't make the deal, but don't you use anything to keep track of direct mail campaigns, mailing frequency, etc?

Thanks for the suggestion but i don't think i can do this. The website package licensing remains with whoever bought it from the original auto-pilot guru and they haven't paid the bills in quite some time, from what i hear from the hosting company. Nicely enough, i haven't paid for web hosting in nearly three years.

I don't have the rights to the content, which is all database driven. I'm sure someone savvy could strip all the images and and content from the pages and help me set it up in a similar way, but i just don't have time to do it.

I just dont see how a solution on google docs could do what we need.

As far as Costello's program, i was under the impression you could move it to your own server if you wanted to for no cost? The software itself is fee right?

I'm helping him beta test the newest version which hasn't been release to the public yet so i've got a little more insight into the current and planned features than most. It's a great program and we've been using it for 6-8 weeks now.

I've been buying, selling and holding single family homes for about 8 years now. My partner and i have over 30 years experience between us and we are working together on acquisitions and sales this year to take our businesses to the next level. I bought a great looking website package from a guru 6 years ago and that website hosting is most likely going to be taken down soon. Thus i will loose my "We Buy Houses" "We Sell Houses" and "We Wholesale Houses" type websites. I really like the layout and functionality of the websites, but they haven't been updated in 4+ years. Built into the back office was lead tracking and deal analysis. I haven't used the back office for quite some time now.

However, with our new venture we have people in several locations that need access to the database of direct mail, internet, phone and other leads. I handle marketing and sales from one location, my partner handles meeting with sellers and the buying and works out of his office. We have an overseas VA who handles incoming calls from sellers and prospective tenants etc.

Because of the impending website hosting shutdown, we are evaluating website solutions. In trying to search for real estate investor website solutions i came across realinvestorwebsites.com. This also lead me to realinvestorsoftware.com/RealProspect. I've given the websites a trial run, though they are not live yet. I have not yet tried RealProspect. The back office interface is pretty, but it's not as easy as it looks in the videos to customize everything to what we want.

I'd like to have some squeeze pages for retail and investor buyers, and possibly double squeeze after they get initial access so that we can weed out the fake squeeze info. We want to have a buying site, a wholesaling site, and a renting/lease option site. We would like to have the CRM software setup to integrate with incoming leads from the websites and handle direct mail campaigns, response rate tracking, lead tracking, pictures, marketing ROI, etc.

All of these things appear to be available in a combination of realwebsites and realprospect. But given my experience so far with the websites, i'm not really gung ho about using this potential solution. The tech support is fairly slow, all through email, and who knows how long the websites will stay up. It's all hosted through him, so if he goes down, i'm back in the same boat in a few years all over again.

The software i would own so if he went down it would still be ours, but it would no longer integrate smoothly with the websites should they go down...

Currently we use a free program called Struggling Investor Lead Manager to handle the direct mail campaign scheduling, lead management, and some other basic functions. We like it but when i compare it to RealProspect, it seems like we could REALLY use some of the extra functions available in RealProspect.

I'd like to know if my laundry list of wants can be satisfied by anything else out there right now without having to pay a full time programmer to start from scratch and pay many $1,000's of dollars. What are other successful active wholesalers and active direct mail marketers are using for their CRM and website solutions?

@Ned - what auction house have you used and how do the numbers work for selling that way. I have personally run highest bidder sales in the past. Though we always got hte house sold, we never quite got what we thought was the best price for the property.

@Rob - Let me know if you find that F430 for sale. I know a ready willing and able buyer ;)

I have three houses closed and ready to wholesale and another 4 under contract. I need to wholesale them fast. What has been the fastest way to get one sold for you in the last 6-12 months? Your Own Website, Postlets/Zillow/Craigslist, postcards to nearby owners, listing with realtor, email...What was your marketing message? "Investor Special, Cheap CASH" seems over used, but it worked for me last year...looking for detailed headlines for online ads and full text for bandits signs etc. anything. I need to guerilla these FAST!
