If he hasn't been showing up for work at all during this time period, call the local police, meet them at the property with a key, and let them enter to conduct a welfare check.  The last thing you want to do is wait any longer in case he's had some type of medical emergency in your property.  

If your confident that's not the issue, then yes I would continue with the pay or quit as well.

@Anjesh Dubey  You may want to check out Newton County just east of Atlanta.  Solid homes (great condition) much lower prices, and the rents are very good.  Tons of inventory.

Contact the Gwinnett County Police, get a list of "Calls for service" within the complexes, or at the addresses you're interested in purchasing.  I can tell you from personal experience that I wouldn't take many of the MF's in Norcross if they were free.  Especially anything on the East side of 85.  If you're looking at multi families in Lawrenceville, specifically Cannonball Ct / Wabash Dr area, avoid it.  There's ton of gang activity in there, and there have been a handful of homicides over the last few years in there.  

I've used Starkey Mortgage on numerous refinances, including cash out.  They allow up to ten properties.  They will get you a 30 year fixed with a good interest rate.  They will sell the loan once it closes to the bigger mortgage companies, but all the terms stay in tact.  Randy Lipp is my loan officer.  I don't get anything in return for recommending him or Starkey Mortgage.  I can tell you I've used a number of community banks, and big banks.  Randy Lipp is the best loan officer I have ever worked with.  Starkey is very professional and delivered.  No extended closing dates, or bait and switch interest rates.  Good company to do business with.  Hope this helps.

Just went through this myself.  The worst smelling house I have ever bought or been in.  We tried every known product to get rid of the smell, and nothing worked.  As everyone else has suggested, the only thing that worked was oil based Kilz.  I sprayed the entire house from top to bottom, floors and cabinets included and that got rid of the smell.  

Be careful using this stuff, you'll feel like your head is going to explode after a few minutes.  I had a good respirator and ventilated the house, but I had to stop after an hour and continue the next day.  Powerful stuff.

My wife and I used Guidant Financial several years ago to set up a ROBS.  We used the money to purchase one rental property, all cash, then placed a mortgage on the property.  We've gotten several answers from Guidant on how to terminate this.  We've chosen to simply dissolve the company altogether.  We still have the one rental property in that company's name.  

My question is:  I know we'll have to pay taxes on the original amount which was somewhere around 76,000 as if we had simply taken it out of the 401K.  What other tax consequences and or procedures do we need to be aware of?  Thanks in advance for any advice.

I see a guy in California posting wholesale deals around Atlanta today. He's being dishonest about the condition of the houses. The comments on the MLS are far different than what he's trying to sell people. How can you wholesale houses from out of state, and tell people how much rehab the house needs, when you haven't even visited the house? People would be crazy to buy from wholesalers like this. Yes the Atlanta market seems to be saturated with them now. I get e-mails all the time from people that sign up at BP and immediately start trying to build a buyers list off of BP members in Atlanta.
