I've never done a flip but you would have to do the numbers to make sure it works. Pricing ranges wildly due to the different models so make sure comps are really comparable.

I actually know the community that you are talking about as I have a few rental units in the towers. One think I would watch out for is asbestos since the units are so old. Good luck with your flip.

I don't believe that earthquake insurance is included in standard home owners insurance.  I believe that most insurance companies have not included it since the Northridge quakes.  So I would say it would be a separate policy.

Welcome Joe.  This site has so much information.  Also being from California, I have looked at outside of California for investment.  However, at my local BP event people are doing things in California so it can be done.

Would note investing be a good way in increasing funds for future real estate purchases?  I am just starting out and don't have that much in the way of funds but am trying to figure out how I can increase it so that I can invest in maybe a turnkey one day.

Through my local Realtor association, I pay around 1k a year. That includes MLS as well as many other services.
