Buy in the less popular areas that are adjacent to the stadium, they have more potential for equity gain than the other areas that have traditionally been in high demand.  Also, be on the look out for well priced duplexes, there are some priced lower than the sfr in the area.  Also, dont sleep on Inglewood ajacent LA (90047), it is on the rise as well.

@Mike R. that is a good question and I cannot say for certain that I know the answer.  I live in South a inglewood and I believe that some areas of North Inglewood are outsideal the flight parh.  What is your concern about the flight path, the noise abatement has paid for air conditioners and sound proof windows.  They city has installed more air conditioners and windows in the last year than in the last 5 years.

@Matt R. Sorry, @Mike R. I live, work and own a business in the city of Inglewood.  I too would not walk my pet after 11pm, but I feel like that about Beverly Hills as well lol.  When it is assumed to be safe, values will be higher, it will be more difficult to buy and it will be no safer of more dangerous than it is today.  I have clients shipping from $300k to $1m and all markets are competitive with multiple counter offers often above asking.  Don't get too caught up in list price versus the offer price, be more concerned with appraised value (which has been insanely conservative in my recent experiences).  I say the aforementioned because agents and investors have gotten more frequently been pricing properties at the bottom or middle of the market to create a feeding frenzy with buyers.  There are still Inglewood properties that are sub $500k that I am almost certain will soon be $600k+ areas like the neighboring communities.  People moved in Echo Park when it was still gang infested beyond Inglewood current state and hipsters were getting robbed left and right.  Those people who took that risk early gained the most, you cannot have it both ways.

I think working with different agent across state line or vastly different areas (70+ miles away) makes sense.  Like @Jeff B. mentioned, be sure to no violate any written agreements with your agent and also be straight forward in your dealings with them.  The agent/buyer relationship is trust based and lack or trust on either side is counter productive.  Also, don't be tricked into thinking that working with the listing agent is to your full advantage.  Working with them gives you an advantage to acquire the property, but when negotiating terms and ensuring you are getting the most competitive deal you will not benefit.

@Matt R. LA is competitive, but there are still emerging areas where you do not need to come in $100k above asking.  Why, in you opinion, is Inglewood not "there."  To that last question, you want to buy before the area is "there" which takes some degree of educated speculation.

 Awesome Clarence!  I'm gonna do some research right now in those areas.  These are ones I don't know that I would normally have thought of within Inglewood.  I'll let you know if I see anything promising!  Thx.
